๐Ÿก SELLER NEGOTIATION SUCCESS STORY

This was not a simple sale.

My seller had left his home vacant for 6 years in a nice subdivision.

During that time, he had not paid the mortgage or HOA fees. The home became an eyesore in the neighborhood. People had broken into it multiple times and even had parties inside.

The owner had moved all the way to Hawaii, and the property was just sitting there โ€” creating problems and getting closer to foreclosure.

I tracked down the ownerโ€™s contact information and asked him if he had ever considered selling.

It turned out he was very motivated.

Why?

Because he was trying to buy another home, but the pending foreclosure on this property was preventing him from getting approved for a new loan.

So we put a plan together.

He agreed to invest $25,000 into the property so we could get it sold. I arranged and supervised the work for him, including:

โœ… Repairs
โœ… Interior painting
โœ… Some exterior painting
โœ… Yard cleanup
โœ… HVAC repairs
โœ… Deep cleaning

Just as we negotiated a contract on the home, the bank announced they were moving forward with foreclosure.

So I negotiated with the bank and got a 30-day forbearance so we had time to close.

Then another problem came up.

The HOA had originally indicated that the old HOA fees would be forgiven. But new management took over and suddenly billed the seller $18,000 in past dues and fines.

My seller was already bringing cash to closing. He could not afford another $18,000.

So I negotiated with the HOA.

I explained that the seller could pay $3,000 toward the HOA balance if they agreed to forgive the rest. Otherwise, the property would likely go to foreclosure โ€” and the HOA might get nothing.

They agreed.

The home closed.

This is why negotiation matters.

Selling a home is not always just about putting it on the market. Sometimes it takes strategy, persistence, contractor coordination, foreclosure negotiation, HOA negotiation, and knowing how to keep a deal alive when everything is trying to fall apart.
