Real estate has approximately 472 myths floating around at any given time. 😂🏡

“You need 20% down.”

“Spring is the only good time to sell.”

“Always price high so you have room to negotiate.”

“You don’t need a Realtor for new construction.”

And somewhere, somebody’s cousin who bought a house in 2007 is VERY prepared to explain all of them. 😅

But here’s the thing…

Your clients have access to more real estate information than ever before.

Google. TikTok. Zillow. Reddit. Friends. Family. And, of course, Uncle Bob at Thanksgiving. 🦃😂

What they don’t always have is the context to know which advice actually applies to THEIR situation.

And THAT is where a great real estate agent brings value.

After managing hundreds of real estate transactions, I’ve learned something:

The smoothest closings usually aren’t the ones where everything goes perfectly. 👀

They’re the ones where everyone stays informed, the details are being watched, and someone is thinking a few steps ahead. 📋✨

A few things being a Real Estate Transaction Coordinator has taught me:

✨ Communication matters just as much as documentation.

✨ The “little” details are rarely little.

✨ Good systems make unexpected problems much easier to navigate.

✨ Deadlines only work when the right people know about them.

✨ And great Realtors understand they don’t have to do everything themselves.

That last one might be the biggest lesson of all.

The agents I work with know where their time makes the biggest impact:

🤝 Building client relationships
🏡 Listing and showing homes
💬 Negotiating for their clients
📈 Generating leads and referrals
🔑 Bringing in new business

My job is to help make sure the transaction doesn’t require all of their attention to keep moving forward.

From contract to close, I’m behind the scenes tracking deadlines, coordinating details, communicating with the parties involved, and keeping an eye on what needs to happen next.

Because Transaction Coordination isn’t just about managing paperwork.

Oh, absolutely. 😂

My boss lets me work nights.

Weekends.

Vacations.

Occasionally from the passenger seat of my car. 🚗💻

She also has absolutely NO respect for normal business hours.

And unfortunately… I am she. 🙋‍♀️

Realtors and fellow small business owners, I KNOW you know this one.

Owning your own business can give you incredible flexibility—but freedom doesn’t automatically come with entrepreneurship.

If you build a business where everything depends on YOU, you haven't necessarily created more freedom.

You've created a job where you're permanently on call. 😅

The freedom comes when you start building the systems, processes, boundaries, and support that allow the business to keep moving without you personally managing every little detail.

And for busy real estate agents, that can mean delegating the contract-to-close details to a Real Estate Transaction Coordinator. 📋🔑

Because your time is valuable.

One of the most common things I hear from Realtors:

“I want a Transaction Coordinator… I just don’t think I’m there yet.” 👀

But here’s something worth thinking about:

How much is doing everything yourself actually costing you?

Every real estate transaction comes with hours of:

📋 Contract paperwork
📅 Deadline tracking
📧 Emails and follow-up
🤝 Lender and title coordination
✍️ Document and signature management
🔑 All the little details between contract and close

Those hours have to come from somewhere.

And too often, they come from the time you could be spending meeting new clients, following up with leads, building relationships, generating referrals, growing your real estate business—or simply getting your evenings back. 🤍

Hiring a Real Estate Transaction Coordinator isn’t just about getting paperwork off your plate.

It’s about creating capacity.

Capacity to take on another client.
Capacity to focus on income-producing activities.

POV: You built a business that lets you work from the couch while you heal. 🤍

Four days post-surgery.

Little House on the Prairie playing in the background. 📺
Laptop open. 💻
Working from the comfort of my bedroom.
And feeling incredibly grateful for the business I’ve built.

One of the biggest benefits of being a work-from-home mom and small business owner is having flexibility when life doesn’t go according to schedule.

I didn’t have to request PTO.
I didn’t have to worry about using up sick days.
I didn’t have to choose between completely stepping away from my business or pushing myself to go into an office before I was ready.

Instead, I get to recover at home, work at my own pace, and continue supporting the incredible real estate agents and clients who have supported my Transaction Coordinator business for the past FIVE years. 🏡📋

And that part means more to me than I can put into words.

Owning a business isn’t always the easiest path. Being a work-from-home mom definitely isn’t always glamorous. 😂

But moments like this remind me WHY I chose it.

I built a career that allows me to be a mom, a business owner, a Real Estate Transaction Coordinator, and—when life requires it—a woman sitting on her couch in comfy clothes, healing with Little House on the Prairie in the background. 🤍

This is what flexibility looks like for me. And today, I’m incredibly grateful for it.

Okay, okay… there are a few ways to really sweep me off my feet:

💌 Signed contract + addenda
📱 Complete contact information for everyone involved
📅 Scheduled appointments + anything still pending
👀 A heads-up about any concerns I should know about
📄 Clear, readable documents
📧 And replying BEFORE I have to send the classic… “Just circling back!”

Be still, my TC heart. 😍

Now THAT is romance. 😂💘

Under contract? 🎉 Exciting.

Closed? Not quite yet. 😉

By the final stretch of a real estate transaction, your clients may already be mentally arranging furniture in their new home—but there are still important details that need their attention.

A few reminders worth sharing:

📲 Watch those emails & texts. Your agent, Transaction Coordinator, lender, or title company may still need information or signatures.

🔨 Don’t put off agreed-upon repairs. Last-minute surprises and closing week are not a great combination.

🏡 Sellers: don’t start changing things. If fixtures, repairs, or other property items are part of the agreement, check with your agent before making changes.

📄 Actually review settlement documents. Questions are much easier to handle BEFORE everyone is ready to close.

And the big one…

✨ Under contract does not mean closed.

There are still deadlines, documents, follow-ups, and moving pieces right up until the transaction is complete.

That’s also where having a Real Estate Transaction Coordinator can make such a difference.

Most transaction delays don’t start with someone simply forgetting a deadline. 👀

They usually start much earlier.

📅 A key date wasn’t confirmed.
📋 A responsibility wasn’t clearly assigned.
📧 A follow-up was assumed instead of scheduled.
🤷‍♀️ Everyone thought someone else was handling it.

That’s why great transaction coordination isn’t just about remembering dates—it’s about having a system.

Clear deadlines.
Clear responsibilities.
Consistent follow-up.
Everyone knowing what happens next.

When those pieces are in place, transactions have a much better chance of moving smoothly from contract to close. 🏡✨
