I recently toured a home with buyers who absolutely loved the layout, location, and natural light.
But you know what stopped them?
A 20-year-old HVAC and no wiggle room from the seller.
Now compare that to another home we toured a few days later… not as updated, but the seller was offering a rate buydown, a home warranty, and was open to negotiating inspection items.
Guess which one they made an offer on?
In today’s market, buyers are walking into showings with calculators in hand.
They’re asking:
“How much is this home really going to cost me after I move in?”
And truthfully, it’s not about doing a full renovation before selling.
It’s about meeting buyers where they are.
A little credit here.
A seller-paid concession there.
A warranty that makes them feel just a bit more secure.
