PROPERTY UPDATE

• Maintenance has added reflectors at the entrance by the hwy on Central Drive to have a better view during the night time.
• Maintenance has cut down all the cat tails at the pond by the back road.
• They have been cleaning the flower beds and removing debris from around the property.
• Rudy and Wayne have also cleaned all the curbs on Central Dr.
• The crew is back to secure the roofs on the buildings to help prevent rain from leaking into the units below.

Owners must stop by the office and sign a waiver before you enter the property as we are now a construction site.

All contractors must also come in the office to sign in before any work is done on property. They must provide the office with the contractors insurance and permits before any work can begin in the units. All work must be approved by the Board before any work can proceed.

Until the roofs are repaired and units are given an all clear to proceed, no interior repairs can take place.

The mitigation crews has completed the demo in all the units and covered all the roofs with additional plastic sheeting

At this time there will be no private rentals and no rentals by the El Cortez Rental Program per the Board until further notice.

At this time we are still waiting to hear back from Lloyds of London on windstorm coverage as we have only received 100,000.00 from TWIA.

We will have another set of adjusters come out on November 11 and 12th. to survey the property.

Maintenance has been busy trimming hedges, pulling sticker burrs and cleaning the courtyards. They have also pressure washed the parking lots.

November 3, 2017

1. All the electrical panel enclosures have been securely closed by maintenance.
2. Maintenance has been busy trimming all the hedges, pulling weeds and cleaning up around the property. They have completed the north side and are about half way finished on the south side of the property.
3. The crew has completed the covering of the roofs on all buildings with extra plastic sheeting.
4. The pool pump valve has finally arrived and now maintenance can continue with getting the small pool back in order.

EL CORTEZ VILLAS UPDATE


October 22, 2017

1. The work crews spent the week putting up plastic sheeting on several more roofs in case of any rain. See pictures below.

2. The rest of the crew was in the units that had a minimal amount of wall and ceiling removal. They will probably be finished with the entire demo on property by early next week.

3. The debris in the parking lots was removed this past Thursday and Friday. Wayne cleaned the south side back curb of weeds and debris. See picture below.

4. Flood Pro has been in the units putting up dehumidifiers, blowers and Benefect Decon 30, which is a plant based antimicrobial spray for mold.

5. Wiggins has also been on property finishing up the removal and wrapping of the air handlers in the units. The handlers will be re-installed during the remodeling stage

1.Today we had another set of windstorm adjusters out to assess the structures.
2. Clean up of the property was done on Friday however, we still have a small amount of debris left as work continues.
3. The crew resumed laying down plastic sheeting over the damaged roofs.

EL CORTEZ VILLAS UPDATE

October 12, 2017

1) Since yesterday’s rain, the roofs with tarp coverings are being re-covered to help prevent water leakage in the gutted units. See pictures below.
2) Work on the first phase of the project is almost over. The crew should be finished next week with the demo of all the units.
3) Owners have been advised that they can park a pod container on the tennis courts to store their belongings until the project is complete.
4) Owners are asked to please stop by the office and register when they arrive on property. There are a couple extra hard hats in the office available for use.
5) The sinkhole near the front entrance has been filled and covered by Island Construction.
6) I will be contacting those Owners who have had complete removal of walls down to the studs, regarding the removal of items still in their units. Owners will have until Monday, October 23, 2017 to remove their items. Initially notified on October 1, 2017. All these items will have to be moved and stored by the Owner. All Owners that left or disposed of their items and furniture on the grounds will be billed accordingly for disposal.

EL CORTEZ VILLAS UPDATE

October 9, 2017

1. This weekend we had OHSA visit the property and we are happy to report they found no violations on the property.

2. Units that have had complete removal of walls, ceiling and flooring are as follows:
101,102,103,104,105,109,110,111,115,116,117,119,126,127,135,136
201, 202, 203, 204, 205, 210, 219, 235 and 236.
Currently they are completing the removal of walls, ceilings and flooring in units #118, 125, 132 and 234. They hope to complete all the interior demo work by the end of next week.

3. As of today we are still awaiting information on the property insurance. As soon as news is available I will keep everyone up to date.

4. Clean up of the grounds continues, but we still have some debris that is coming from the units that they are still working on this week. Maintenance has also been busy with the cleaning and mowing of the grounds with the push mower as our riding mower is not working at this time.

Remediation crews continue removing compromised sheetrock from the units. They are making their way back through the building and rechecking for any moisture or organic growth.

1. Construction debris is being moved to the tennis court area. Furniture is also being placed there on the courts. Owners will be billed accordingly for disposal of their furniture.
2. The crew is still continuing with the removal of sheetrock in the units. They are also starting with units that have partial wall and ceiling removal.
3. Power washing of the property is still in process by the crew.
4. The large pool is looking really good. The spots are slowly being removed with scrubbing of the pool.
