Trying to decide whether it makes more sense to list your house or sell it for cash? 🤔🏡
We’ve been working on adding a few new tools and resources for Texas homeowners, and this is one of the first.
This calculator gives a simple side-by-side comparison of what selling on the market might look like versus selling to a cash buyer. 📊
The reality is that both options can make sense depending on the situation.
If a house is in great condition and you have time to wait for the right buyer, listing on the market can often bring the highest price. 📈
But when a property needs repairs, the situation is complicated, or someone wants a quicker and simpler sale, selling to an investor can sometimes be the better fit. 🔧⚡
One thing the calculator also helps illustrate is that cash offers aren’t simply retail price minus commissions. Investors also have to account for repairs, buying costs, holding costs, and the cost of selling the property again later.
This tool is meant to give a rough idea of how the numbers typically work. Every property and situation is different, but it’s a helpful way to get a general sense of what to expect. 💡
