Let’s talk DTI—and what that little percentage actually means.

DTI = Debt-to-Income Ratio.

In simple terms, it compares certain monthly debt obligations with your gross monthly income—the amount you earn before taxes and other deductions.

Depending on the circumstances, debts considered in the calculation may include:

• Housing expenses
• Auto loans
• Student loans
• Minimum credit card payments
• Other qualifying recurring debt

Why does it matter?

DTI is one of the factors a lender may evaluate when reviewing a mortgage application. But here's what we really want homebuyers to understand:

Your DTI is one part of a much bigger financial picture.

Different mortgage programs can have different requirements, and other factors may be considered when determining eligibility.

📢 Got a Mobile Home that has been moved more than once? 📢Freddie Mac adjusted their guidelines effective YESTERDAY to allow 20% down now on single, double and triple wides (if you got 'em) for a Conventional loan. Before they would only finance Manufactured Home if it had only been moved from the dealership to its current location. THIS IS HUGE!!!
