Today marks one year since I started this journey as a real estate agent with Ruhl & Ruhl Realtors! 🏡❤️

Looking back, I honestly wasn’t sure a year ago what the road ahead would look like. There were definitely some nerves, a lot of learning, and plenty of unknowns but what an AMAZING year it has been! I’m incredibly grateful for all of the success, growth, friendships, and opportunities this career has brought me.

If buyers love a house but do not write an offer, one thing is usually wrong. It is almost never the paint color. It’s rarely the fixtures. Most of the time, it is how the home compares to everything else at that price.

Buyers will overlook small imperfections when the value feels clear. But if something does not quite add up; price, layout, or condition they pause. And in a summer market, a pause usually means they move on to the next one. That is why pricing and preparation matter so much before a home ever hits the market.

How high can we go? Instead of: How will buyers compare this to everything else they’re seeing right now?

Because buyers do not evaluate a home in isolation. They are comparing it instantly to every other option in that price range.
