So on inspections we have been asked many times why we open cabinets and inspect the screws that are used. Not everyone that installs cabinets use the proper screws to mount the cabinets in the proper way to hold the weight of dishes, etc.
This picture is exactly why we do this and we will call it out - it’s not a deal breaker but could be a dish breaker

A properly installed hurricane shutter should look like a natural part of the home—secure, straight, and firmly anchored in place. It should fit tightly against the window or door frame with no gaps, sagging, or loose sections, and the hardware should be strong and free from rust or corrosion. The shutter should open and close smoothly without sticking, rattling, or feeling unstable. If it looks flimsy, wobbles when touched, or leaves spaces for wind or water to enter, it’s a clear sign the shutter isn’t installed correctly or may need repair. Make sure your shutters are ready and properly installed well before a hurricane approaches, and gather any tools and supplies you might need before they sell out. Don’t wait until the last minute—being prepared early can make all the difference in protecting your home.

Florida’s humidity quickly clogs condensate lines and dirty filters block airflow. Clean/replace monthly to keep things running cool and clean.
☁️Air Filter Care
Check your air filter once a month. Replace if disposable, gently wash if reusable. A clean filter keeps air moving freely and your energy bills lower.
💧 Condensate Line Maintenance
The drain line can easily clog from algae buildup in Florida’s high humidity. You can pour a cup of white vinegar down the access pipe monthly to help keep it clear! If you notice water pooling or the system shutting off unexpectedly, a clogged line could be to blame.
🔍 Visual & Audio Inspection
Look for water leaks, signs of ice on the coils, or strange noises. These can be signs of airflow issues, refrigerant leaks, or clogged drainage that need immediate attention.
