What happens if a hurricane hits while your new construction home is being built in Florida?

It is a really good question and most buyers are afraid to ask it.

Here is the honest answer. The builder carries insurance during construction. If there is storm damage, the builder handles it. That is not on you.

But there are contract questions you need to check before you sign. How does it handle weather delays? What happens to your deposit? Has this builder finished homes after a storm before?

One of the most important questions you can ask when buying new construction is this. What is actually in the base price?

The model home is always the fully loaded version. The base price often is not. Tile floors, countertops, appliances, lot premiums. These can add up fast after you already fell in love with the floor plan.

Here is something most buyers do not know about builder financing right now.

Builders are spending real money to offer rates as low as 4.875 percent through their preferred lenders. The regular market rate is around 6.5 percent. They lock in lower rates in advance through something called a forward commitment. It costs them a lot upfront but buyers get a rate that is not available anywhere else.

On a $350,000 home that difference is roughly $300 less per month. Every month.

This is one of the strongest financial reasons to buy new construction right now. But you have to know it exists and use it correctly.
