A conversation with a tenant exploring Port Chester for a potential new coffee shop concept got me thinking.

The Village already has some great spots like The Kneaded Bread , PortRush Coffee New York , The Producer Coffee, Asi Es Colombia, Noches de Colombia and The Bagel Emporium, all of which bring something unique to the local coffee scene.

Where’s your favorite place to grab coffee in the Village, and do you think Port Chester could support another great coffee concept?

Port Chester coffee lovers drop your favorite local spot below, whether it was mentioned above or not. Do you think there’s still room for another standout coffee concept here?

Following up on the recent discussion around what Port Chester still needs for kids and families, the businesses highlighted here are strong examples of youth-focused concepts already helping meet that demand today.

From a commercial real estate standpoint, they reinforce an important trend:

Family-oriented experiential tenants are already working in this market!

These types of operators drive recurring memberships, after-school traffic, weekend activity, parties, and repeat visits. These are all valuable characteristics for landlords evaluating vacant retail, flex, or mixed-use space.

As more multifamily housing continues to deliver and family-oriented households grow, there appears to be additional opportunity for operators seeking a location and landlords looking to curate the right tenant mix.

The bigger question is: What business serving local youth and families will arrive next?

Proud to represent this exceptional mixed-use investment opportunity for sale on behalf of ownership through C.J. Pagano & Sons, Inc., right in the heart of downtown Port Chester.

168–180 North Main Street features 7 street-level commercial storefronts, 6 residential apartments, and 15 dedicated rear on-site parking spaces — a rare amenity in the Village’s urban core that enhances both tenant demand and long-term value.

Positioned just steps from Metro-North and directly across from major new mixed-use development, this transit-oriented asset offers strong in-place cash flow, exceptional North Main Street frontage, and future as-of-right mixed-use redevelopment optionality in the 2–8 story range.

As Port Chester continues to evolve, opportunities to control frontage, income, and rare downtown parking along North Main Street are becoming increasingly limited.

Curious to hear some local feedback from the Port Chester community.

With new commercial space expected to come to market through upcoming redevelopment projects, what type of business, franchise, service, or recreational activity would you like to see in the Village?

It could be something entirely new, a business you enjoy in another town or city, or even a business or concept that was once here and you feel would still be well received today.

Whether it’s dining, family entertainment, fitness, specialty retail, or a recreational use, it’s always interesting to hear what residents, families, and local business owners feel would add to Port Chester as it continues to evolve.

Not everything in this market makes it to LoopNet or the MLS.

A meaningful amount of activity, particularly on the multifamily, mixed-use, and commercial side, is happening off-market through direct conversations, quiet outreach, and long-standing ownership relationships.

In a market like Port Chester and Southern Westchester, that’s often where the real movement is. Local knowledge matters. Understanding who owns what and how long they’ve owned it tends to make the difference.

In many cases, owners prefer to explore opportunities this way to maintain privacy, test pricing, or have more control over how a potential sale is approached.

The market you see publicly is only part of the picture.

Potential New Indoor Sports Facility in Port Chester – The Swing Loft⚾

I recently came across a proposal for The Swing Loft, an indoor sports training facility planned for 45 Ryan Avenue in Port Chester, and it’s something that could be a great addition to the Village.

The concept involves converting an existing warehouse, approximately 8,000 SF, into a high-level, appointment-based training environment focused on baseball development, strength training, and golf performance. The property also includes on-site parking, which is a major benefit for this type of use.

The location is directly adjacent to Columbus Park’s outdoor turf soccer field, creating a strong synergy with existing recreational facilities in the area.

Plans include batting cages, golf simulators, and dedicated training space designed to give athletes more individualized attention and a structured development setting.

You can learn more about the concept here:

The project is being designed by David A. Barbuti, Architect.

As someone who volunteers as a youth baseball coach and is involved with the Port Chester Youth Baseball League, I can say there is a real and growing demand for facilities like this. With limited indoor options locally, especially during colder months, this type of space could make a meaningful impact for the athletes in our community.

Timing couldn’t be better with opening weekend of travel baseball here.

It’s great to see thoughtful projects like this being proposed as Port Chester continues to evolve.

Would love to hear others’ thoughts on this.

Development Opportunity – North Main Street Port Chester, New York

Opportunities to control a site on North Main Street are becoming increasingly limited, especially in the middle of Port Chester’s ongoing downtown transformation.

15 North Main Street offers a rare chance to secure a footprint in the Urban Core with frontage on one of the Village’s primary corridors.

The site includes approved plans for a 6-story mixed-use development consisting of 15 residential units and ground floor commercial space, allowing a developer to move forward immediately or reimagine the project to fit their vision.

Positioned just steps from the Metro-North Train Station and surrounded by significant new development, this location sits directly within the path of growth as Port Chester continues to evolve.

For developers and investors looking to establish a presence in the downtown, this represents a unique opportunity to be part of the next phase of development.

Retail Space Available in Downtown Port Chester

750 SF ± street-level retail space on King Street, just steps from the Metro-North Train Station and located in the heart of downtown.

Surrounded by restaurants, shops, and ongoing residential development, this location offers strong foot traffic and visibility in a growing market.

Ideal for a variety of retail or service-based businesses looking to establish or expand in Port Chester.
