Looking to gauge interest in a potential new construction project in Port Clinton.
Would there be interest in a brand new 2 or 3 bedroom modular home on the corner of 7th Street and Washington, conveniently located near Magruder Hospital and Port Clinton High School?

The home would be built by American Modular Home Builders, with all foundation and site work completed by Kuzma Construction. Project management and general contracting would be handled by Travis Trent Investment Holdings, while all HVAC, Plumbing, Electrical coordination, Startup, and final punch list work would be completed by Trent Heating & Air.

Our goal is to provide a quality, energy efficient, affordable home priced competitively with similar sized homes currently available in the Port Clinton area, while offering the benefits of brand new construction and modern amenities.
For a serious buyer with approved financing, there may be an opportunity to enter into a contract before construction begins and participate in many of the design and finish selections throughout the project, including colors, finishes, fixtures, flooring, cabinetry, and other approved options. This allows a buyer to personalize the home while still enjoying the benefits of new construction.

If a buyer is not secured prior to construction, the project will be built as a spec home and offered for sale upon completion.

By keeping the project local from start to finish, we believe we can deliver a turnkey home that provides excellent value for a family looking to live in a great location close to schools, healthcare, and everyday conveniences.

This one’s a smaller upstairs unit, but it serves a big purpose.

When I picked up this duplex, the previous Owner / Contractor had already written it off and planned to tear it down. The structure and foundation needed serious work and the utilities had been completely cut away.

We rebuilt it the right way from the ground up, including reworking all utilities, and brought it back as a long term downtown rental something this town actually needs.

We also pushed to get this unit finished quickly for someone who needed a place for a short stint while getting back on their feet. Fully set up, appliances in, ready to live in from day one.
Not every unit has to be big or high end. Sometimes people just need a clean, dependable place to land for a period of time.

That’s part of the bigger picture creating solid, long term housing options downtown / or Port Clinton in general at all levels.

I picked up another one that needs some love.

It’s been close to a decade since anyone has called this house home, and it shows. The photos are honest it’s rough right now but underneath that is a solid 3-bedroom, 1-bath layout in a location that truly matters. Walking distance to the hospital and the school, right here in Port Clinton.

This one is going on our full rehab list, inside and out. New life, new systems, new finishes not just to make it look better, but to make it feel like home again. The goal is to have it ready by mid-summer for a family who wants to settle in, get comfortable, and stay long term.

While many properties around here are turning into short-term rentals, I’m committed to building long-term housing that supports families and strengthens the core of the community.

And this isn’t the only one. Three more properties are set to close in the next 30–60 days all of them headed in the same direction: long term rentals.

Work is underway on a long-neglected duplex in downtown Port Clinton.

Downstairs will be a 2-bed, 1-bath and upstairs a 1-bed, 1-bath. Both units getting fully renovated with all new mechanicals and full cosmetic updates.

This project is about taking an abandoned eyesore and putting in the work to make it a respectful, long-term home for someone who will care for it. Being within walking distance to downtown amenities makes it even more important to do it right.

It will be available in spring of 2026, just in time for someone to enjoy everything Port Clinton has to offer during the summer months.

This was my first project.

I was 26 years old, turning 27. This was before the rentals, before momentum, before anyone took me seriously. I was on my own, running a brand-new business with no backers and no safety net. Every bank I talked to looked at me like I was crazy for even suggesting real estate as a plan. They wouldn’t help. Not because it was reckless but because I was young, unknown, and didn’t fit the mold.

At the same time, my family had a lot going on. My grandfather’s health was declining, and he had moved into my parents’ home. His house was deteriorating one of the few basements that close to the lake, constantly pushing walls and filling with water. There wasn’t an easy answer.

So I looked at what I did have my skills, my work ethic, my ability to learn, and my willingness to be uncomfortable.

Instead of slowly fixing a house that was a never ending battle to keep, I shut the utilities off and made a decision that everyone around me said was a bad idea. In November/December of 2019, I bought a machine, stood alone on the property, and started ripping it down piece by piece myself.

At that point in my life, I was living wherever I could. Staying with friends. Sleeping in my race trailer. Crashing in what was my first shop a space my grandfather graciously let me use even while he lived there. Nothing about that time was comfortable, but it was focused.

Eleven months later, I moved into my first house.
Not one a bank approved me for.
Not one I borrowed or rented.
One I contracted and financed myself at a time when no one else would step in. No backing. No guarantees. Just belief in myself, the work, and a vision that didn’t make sense to anyone else yet.

I documented the entire process. I have hundreds of photos from every stage — from the early tear-down to the final details. I chose several throughout the journey to share here, not to impress, but to back up every part of the story above.

When I moved in during November of 2020, I realized something important my potential was much higher than the path I had been told to follow. That realization changed everything. In February of 2021, I bought my first rental. The story keeps going from there.

Three years later, a dream home on Catawba Island came up for sale massive potential, massive work. I had a choice sell what I built, double my investment, and start over… or settle in and enjoy it. I was reminded that comfort doesn’t help you climb a mountain that never ends.

So in 2023, I sold that house and took on an even bigger project while staying true to buying multiple rentals each year and continuing to build the life I envisioned back when no one else could see it.

This post isn’t about houses.
It’s about putting yourself in uncomfortable positions, trusting your ability to figure things out, and learning what you’re capable of when there’s no fallback plan.

Several before and a few after pictures.

This home has been part of Port Clinton for a long time. When we began, it was buried in overgrowth and needed real attention not surface-level updates, but careful, honest work. Clearing it out and opening it back up was the first step in giving the house the respect it deserved.

The exterior was rebuilt the right way, starting with the things that matter most. A new roof, all new windows, relocated door openings, and a rebuilt rotted sill plate brought the structure back to solid footing before finishing it with new siding. Every part of the work was completed using local labor and materials from local supply houses keeping the investment rooted right here in the community.

Projects like this go beyond construction. They’re about stewardship and taking responsibility for the next generation. This one stands as a reminder that doing things right, even when it takes more time, is always worth it.

2 Before and 3 Current pictures.

This colonial-style home has always stood out, sitting high on the hill about 250 feet off the road. For a long time it sat empty, and by the time I bought it, a lot of things had been taken the easy way out. The driveway was overgrown, utilities were strung overhead with poles and cables crossing the property, and much of what needed attention was simply hidden.

Instead of patching things, I wanted to do it right. The home was completely re-sided, a garage was added, and a four-season room was built off the back. The driveway was reshaped to properly serve the new garage, and all overhead electric, phone, and internet lines were relocated underground to give the property a cleaner, simpler look that fits the setting.

This one was personal. It wasn’t about speed or resale it was about restoring a home that’s been part of the local landscape for years and giving it the care it should have had all along. Interior photos will come later, but seeing the exterior finally match the effort behind it means a lot.

This house sat empty for years quiet, unused, and forgotten in the middle of Port Clinton. When I took it on, I wanted more than just a renovation. I wanted to bring purpose back to a place that had been sitting without one for far too long. We rebuilt the entire interior so it could finally be occupied again.

There’s something special about seeing a home go from vacant to lived in, from silent to full of life. That’s the part of this business that really hits me. My mission is to take the properties that have been left behind and turn them into clean, affordable homes where families can feel secure and comfortable.

I’m proud of this one not just for how it looks now, but for what it means to the people who get to call it home.

Before, During, After

This place started as the roughest house on the street. Abandoned, packed full, and completely forgotten. We tore it down to the bones and rebuilt it piece by piece until it felt like a real home again.

Since early 2023, a great family has lived here and taken care of it better than anyone could’ve hoped. And they’re able to do it at a price that doesn’t break their budget.

For me, it’s simple: fix up the properties nobody else wants and turn them into solid, affordable homes for long-term families. It improves the street, the neighborhood, and the people who live in it.
