What’s the Cost of NOT Having a Property Manager? 🏠

🤔And what’s the most expensive property management decision?

Waiting too long.

• One frozen pipe = $10K+
• One bad guest = months of repairs
• One unnoticed leak = structural damage

Oversight isn’t an expense. It’s protection📋

And acting quickly… is key✅

Has your home fully recovered from this Hudson Valley winter?🏠❄️🏡

March, April and May—
This is the time we walk through every property to make sure winter didn’t leave behind any surprises.

Freeze/thaw cycles, snow loads, and ice can quietly cause damage that homeowners don’t notice until months later.

Here are 10 things every second homeowner should check as we move into spring:

1. Check for Ice Dam or Roof Damage
Look for:
• Missing shingles
• Loose flashing
• Ice dam damage near roof edges
• Water stains in ceilings or attic
Winter storms can cause small damage that becomes leaks in spring rain.

2. Inspect Gutters and Downspouts
Snow and ice often pull gutters loose.
Check for:
• Sagging sections
• Debris buildup
• Proper drainage away from foundation

3. Look for Interior Water Leaks
Walk the entire house and check:
• Ceilings
• Under sinks
• Around windows
• Basement walls
Freeze/thaw cycles can cause hidden pipe leaks.

4. Test the Heating System One Last Time
Before shutting down winter systems:
• Confirm heat is still working properly
• Change filters
• Schedule annual service if needed

5. Check the Basement or Crawl Space
Look for:
• Standing water
• Damp smells
• Mold beginning to form
Spring melt can quickly expose drainage issues.

6. Test Sump Pumps and Backup Systems
Heavy spring rains are coming.
Make sure:
• Pumps activate properly
• Backup battery works
• Discharge lines are clear.

7. Inspect Exterior and Foundation
Walk the entire property and check for:
• Cracks in foundation
• Frost heave around walkways
• Loose siding or trim.

8. Check Trees and Branches
Winter storms may leave weakened branches.
Look for:
• Limbs hanging over roof or driveway
• Storm damage in large trees
• Trees leaning toward structures.

9. Prepare Landscaping and Drainage
Early spring prep helps prevent water issues.
Check:
• Downhill water flow
• Mulch beds against foundation
• Yard drainage areas.

10. Prepare for the Next Season
Before the busy spring and summer months:
• Test appliances
• Deep clean the home
• Check outdoor furniture and decks
• Confirm contractors and maintenance schedules.

➡️ A little attention now can prevent big repairs later.

🏠Do you own a second home in the Hudson Valley but can’t be there all the time?🏡

One of the biggest concerns for second homeowners is simple:
“Who is looking after the house when I’m not there?”

Our job is to be your eyes and ears on the ground.

We visit properties multiple times each month to make sure everything is running properly and your investment stays in exceptional condition.

During our visits we check things like:
• Heating systems and interior temperatures
• Any signs of leaks or moisture
• Mechanical systems and utilities
• Snow buildup around generators and walkways
• Ice dams and roof concerns in winter
• Overall property condition

Regular inspections are critical for vacant or second homes because small problems, like leaks or frozen pipes, can quickly become expensive repairs if they go unnoticed.

We also coordinate:
✔ trusted local contractors
✔ snow removal and landscaping
✔ routine maintenance and cleaning
✔ mail forwarding, plant watering and home checks

Our local contractor relationships allow us to respond quickly when something needs attention.

Every homeowner has different needs, so we offer customized service plans and six-month contract terms, to be sure it’s the right fit for our clients!

Most second homeowners think:
“It’s fine. Nothing’s happening while I’m away.”

But here’s what we routinely find:
• Small roof leaks before they become major damage
• Rodent entry points
• Gutter blockages
• Security system failures

Prevention is always cheaper than repair.

➡️ When was the last time someone physically walked your property?

You’re 2 hours away and your guest calls at 9:47pm…
The heat isn’t working.
It’s 28 degrees outside.

What would you do?

This is why having a local property manager matters.

We don’t just answer calls…
we have trusted HVAC techs on speed dial and systems in place so problems get solved fast.

👉 Have you ever had a late-night property emergency?
Tell me what happened.
