☀️ Good Morning!!

🏡🔍 TODAY IS INSPECTION DAY! 🔍🏡

Today is a big step for my client! Unfortunately, I couldn’t attend the inspection due to other appointments, but I know my client is in good hands! 🙌

A HUGE shout-out to Geiersbach Home Inspections for being there bright and early at 8 AM and making sure the inspection is completed with the report back to me within 24 hours! Now THAT'S service! 👏👏

Next up… I get to put on my Mrs. Inspector Gadget 🕵️‍♀️🔎 hat and go through that report with a fine-tooth comb to identify any major issues that may need to be addressed.

Real estate is so much more than just showing houses and signing papers! It's about making sure my clients have the information they need to move forward with confidence. ❤️🏡

🙌 A HUGE SHOUT-OUT TO KINGDOM ELECTRIC & TNT ELECTRIC! ⚡️👏

Real estate is not always easy, and sometimes it takes a great team of people working together to get everyone to the closing table!

I needed a quote to replace an old fuse panel with breakers to get a deal accepted. Kingdom Electric came through within 24 hours and provided the quote we needed!

Then, just ONE WEEK before closing, the lender came back and said the panel had to be installed before closing or we needed two estimates. 😳

Kingdom Electric was already booked out three weeks, but instead of telling us to wait, they went above and beyond, worked their schedule around, and figured out how to get us taken care of TODAY! 🙌❤️

I cannot thank them enough for working so hard to help us get this deal across the finish line!

I also want to give a HUGE THANK YOU to TNT Electric, who jumped in and rushed to get me a second quote so we had another option if needed. That kind of responsiveness and willingness to help means so much!

🎉🏡 SHE FOUND HER HOME! WE ARE OFFICIALLY UNDER CONTRACT! 🏡🎉

What an exciting update for my seller! ❤️ We got the offer buttoned up, everything is finalized, and we are officially UNDER CONTRACT on her next home! 🙌

The goal is to have her current home CLOSED in just 2 weeks! If everything goes as planned, we could be closing on BOTH homes on the SAME DAY! 🔑🏡

This gives my client the 30 days she needs to get everything in order, and I couldn't be happier with how everything is falling into place! Sometimes it takes a little extra work, patience, and negotiating, but seeing it all come together makes it SO worth it! ❤️

Now, we keep pushing forward and working toward those closing days! 🤞🔑

That’s a win-win for everyone involved, and I couldn’t be happier for both parties! ❤️

Now we just need to finish up underwriting, and then it’s time to get closing scheduled! 🔑🏡

Every transaction has its own twists and turns, but we keep pushing forward until we get to the finish line! 💪

I am so excited for my sellers! One has been patiently waiting for their home to sell, and we are one step closer to making that happen! My other seller may have found her next FOREVER HOME! 🏠❤️

🙌 HALLELUJAH!!! 🙌🏡

After WEEKS of back and forth, inspection requests, and working through repairs, we can finally say the APPRAISAL HAS BEEN ORDERED! 🎉

People think real estate is all about showing houses, writing offers, and collecting a commission. 😂 Little do they know, EVERY transaction is different, and there is SO much work that happens behind the scenes!

The phone calls, negotiations, coordinating repairs, meeting deadlines, and keeping everyone happy... it's all part of the job! And trust me, there's still plenty of work to do! 💪

We've got a deadline in our purchase agreement to meet and a seller I'm working hard to keep happy. One step at a time, we're getting there! 🙏

For now, I'm just thankful it's FRIDAY! 🙌☕ Who else is ready for the weekend?!

After a home inspection, mold inspection, sewer inspection, and a few repairs, we made it through! 🙌🏡

Now we’re moving on to the appraisal, and I finally get to put my UNDER CONTRACT sign in the yard! 🪧❤️

What a whirlwind of emotions last week! There were definitely some stressful moments, but we worked through them and kept moving forward. That’s what I’m here for! 💪

And now comes the fun part… I GET TO TAKE MY SELLER SHOPPING FOR HER NEXT HOME! 🛍️🏠🥰
