🏡 Why am I paying for an appraisal — and what am I actually getting?
An appraisal isn’t just another fee in the home-buying process. It’s an independent professional opinion of what the home is actually worth.
The appraiser looks at things like the home’s condition, size, location, features, and recent comparable sales in the area to determine its value.
Why does that matter?
• It helps protect you from overpaying. You want to know the home supports the price you agreed to pay.
• Your lender may require it. The lender wants to make sure the property is worth enough to support the loan.
• It can give you negotiating options. If the home appraises below the purchase price, what happens next depends on your contract and financing—but it can open the door to renegotiation or other options.
• It gives you another layer of confidence. Buying a home is a major investment. Having an independent valuation helps you make a more informed decision.
One important distinction: an appraisal is NOT the same as a home inspection. An inspection focuses on the home’s condition and potential problems; an appraisal focuses primarily on its value.
Sometimes spending a little more during the buying process can help protect a much bigger investment. 🔑
