Want buyers to fall in love with your home? Start here.

As a real estate agent, I've seen firsthand how small details can impact a buyer's first impression. Summer is one of the busiest seasons for home sales, and buyers are paying close attention to how well a home has been maintained. The good news is that many of the things that make a difference are simple and affordable to address.

Before putting your home on the market, I always recommend taking time to clean, declutter, and tackle those little repairs you've been meaning to get to. Let buyers see the backs of closets and cabinets, replace that old furnace filter, and fix the loose handle or squeaky door you've learned to live with. These small improvements can help your home show better and may have a positive impact on your final sale. If you're thinking about selling in the Blue Water Area, I'd love to help you prepare for success.

As a full-time real estate agent in the Blue Water Area, I know that sometimes buyers fall in love with a specific neighborhood, street, or community. The challenge is that the perfect home isn't always available when you're ready to make a move.

In this video, I share one of the ways I help buyers find off-market opportunities. If there's a neighborhood you have your heart set on, I'll often reach out directly to homeowners through door knocking, letters, and personal conversations to see if anyone has been considering selling. Sometimes all it takes is the right timing and the right conversation. If you're searching for a home in Port Huron or the surrounding Blue Water communities, I'd love to help you explore every possibility.

One of the biggest financial mistakes I see homeowners make before selling is putting off updates that should have been addressed years ago.
A great example is something as simple as a stove. Maybe you've been living with a burner that doesn't work because it doesn't affect your daily routine.

But when a buyer walks through your home, they're not seeing it through your eyes—they're seeing a repair they need to make. The same goes for sticky doors, drafty windows, worn-out fixtures, damaged screens, or deferred maintenance. Small issues can add up in a buyer's mind and make them question how well the rest of the home has been maintained.

Before listing your home, take a close look at the fundamentals. How old is the roof? Is the furnace serviced regularly? When was the last time you changed the furnace filter? Are the windows and doors functioning properly? Sometimes it's helpful to invite a friend over for an honest walk-through because they'll notice things you've stopped seeing. Better yet, have a real estate professional evaluate your home and help you identify the updates that will provide the greatest return on your investment.

If you're thinking about selling and would like professional advice on preparing your home for the market, I'd be happy to help.

One of the first things I tell home buyers is that buying a home is about more than finding the right house—it's also about finding the right team. When we start working together, I want to make sure you're comfortable with the process and that we're a good fit for each other's personalities and communication styles. Buying a home can be stressful, so my goal is to make it as smooth and enjoyable as possible.

That's why I always recommend starting with a buyer consultation. We'll sit down, talk through your goals, answer your questions, and discuss what to expect. From there, one of the most important steps is getting pre-approved with a lender. I'm a big supporter of local lenders because they provide personalized service and are often easier to reach when questions come up during the transaction. While the pre-approval process may require more documentation than you expect, there's a good reason for it.

The more prepared and financially verified you are upfront, the stronger your offer becomes when it's time to buy. In today's market, sellers want confidence that buyers can close, and being fully pre-approved can give you a significant advantage. If you're thinking about buying a home in the Blue Water Area, I'd love to help you put together a plan and position yourself for success.

One question I get asked all the time is whether higher interest rates have caused buyers to disappear. The answer is no. While interest rates are certainly higher than they were a few years ago, serious buyers are still actively searching for homes throughout the Blue Water Area and beyond.

Do I think we'll see rates return to the 2.5% to 3.5% range anytime soon?
Probably not. But I've been wrong before. What I do know is that today's buyers are paying close attention to one thing: value. They're looking for homes that are priced appropriately, well-maintained, and offer features that make sense for their budget. That's why it's more important than ever to understand how your home compares to others on the market and what makes it stand out.

If you've been thinking about selling, now is a great time to have a conversation. I'd be happy to help you understand the current market, discuss your home's value, and create a strategy that helps you attract today's buyers. You may have more value in your home than you realize.

One of the biggest misconceptions in real estate is that the highest offer automatically wins. While price is certainly important, it's only one piece of the equation. As a buyer, there are several other factors that can make your offer more attractive to a seller.

Things like the amount of earnest money you're putting down, the length of your inspection period, your financing terms, your closing timeline, and whether you're willing to offer seller occupancy after closing can all play a major role in how your offer is viewed. In many situations, a seller may choose an offer that isn't the highest because the terms better fit their needs and provide more certainty.

That's why it's so important to work with an experienced real estate professional who understands what matters most to the seller. I take the time to communicate, gather information, and structure offers that are competitive while still protecting my clients' best interests. If you're thinking about buying a home in the Blue Water Area, I'd love to help you put together the strongest offer possible.

One question I get asked all the time is, "Donna, if I put in a pool, will I get my money back when I sell?" My answer is usually the same: probably not in the way you're thinking.
But here's the better question: Did you enjoy it? Did your family spend summers swimming, relaxing, entertaining friends, and making memories? If the answer is yes, then you received value from that investment every single year you owned the home. Not every home improvement has to be measured strictly by resale value. Sometimes the return comes from the enjoyment you get while living there.

Now, if you're preparing to sell and looking for projects that may help attract buyers, I usually recommend focusing on things they notice right away. Freshen up the exterior, improve curb appeal, address dead trees, maintain your furnace and water heater, and pay attention to kitchens and bathrooms. Those are the things that often make the biggest impression when buyers walk through the door.

If you're thinking about selling and aren't sure where to invest your time or money, give me a call. I'd be happy to help you create a plan that makes sense for your home and your goals.

One of the most common concerns I hear from homeowners is, "What happens if I sell my house before I find my next one?" The good news is there are often more options available than people realize.

Depending on your situation, you may have enough equity in your current home to purchase your next home before selling. In other cases, we can negotiate terms that allow you to remain in your home for a period of time after closing, giving you additional flexibility while you search for your next property. Every situation is different, which is why having the right strategy and the right team in place is so important.

I work closely with trusted local lenders and professionals to help my clients understand all of their options before making major decisions. My goal is to help make the transition as smooth and stress-free as possible, so you can move forward with confidence instead of uncertainty.

If you've been thinking about making a move but aren't sure how the timing would work, I'd be happy to walk through your options with you.

One of the biggest misconceptions some homeowners have when preparing to sell is believing buyers will overlook maintenance issues, outdated spaces, or lack of curb appeal simply because inventory may still be limited in certain markets. The reality is buyers absolutely pay attention to how a home feels the moment they arrive.

Simple things like landscaping, cleanliness, lighting, paint touch-ups, repairs, staging, and overall presentation can make a major difference in how welcoming and move-in ready a property feels during showings. Buyers are not just purchasing square footage. They are emotionally connecting to the idea of living there.

As a real estate professional, Donna Hazelwood helps sellers understand which improvements truly matter, what buyers are looking for, and how to position a home to stand out in today’s market without overspending unnecessarily.

If you’ve been thinking about selling and want honest guidance on preparing your home, Donna would be happy to help walk you through it.
