Congratulations to my sellers on the sale of their property!
Buyers don’t let “Contingent Upon Sale” automatically scare you away from submitting an offer.
We originally had this property under contract with a buyer whose purchase was contingent upon the sale of their own home. While that contract was in place, another buyer came along who was able to move forward without that contingency and close in just TWO WEEKS! The takeaway for buyers? If you love a home, talk to your Realtor before assuming it’s no longer an option. Depending on the terms of the existing contract, there may still be an opportunity for your offer to be considered. And for sellers? A contingent offer isn’t necessarily a bad offer either! Every offer has different terms, risks, and benefits, and part of my job is helping you understand those differences so you can make the best decision for YOUR situation. Real estate isn’t always as simple as active, pending, sold. Sometimes there are a few twists along the way.
