✨ January in Review ✨

January was a head down, grind it out kind of month.

I’m not going to sugarcoat it, there were a lot of hard, challenging days. The market is tough right now and it takes real work to keep momentum. The win is showing up regardless. Every day. Even when it felt heavy, even when it would’ve been easier to coast.

For perspective, 8 of the 9 homes that went under contract all came last week. One week.

That’s the kind of reminder I needed that consistency always wins. You don’t always see the results while you’re in the trenches, but if you stay disciplined long enough, things start clicking fast.

However the real win is the people. Getting to help families step into their next chapter, new homes, fresh starts, dreams they’ve been carrying for years. Being trusted with moments that big is something I never get used to, or take lightly and I don’t ever want to. It means everything to me to be part of that journey.

This month stretched me, but it also reminded me exactly why I love this. Every hard day is still a privilege.

Walking into February grateful, hungry, and excited. If you’re in a season where it feels like you’re pushing uphill, keep pushing. The work is working, even when you can’t see it yet. 🖤🏡

PSA TO ALL HOMEBUYERS:
Like many have been seeing in headlines and the news there was recent settlement and a few changes headed our way and I wanted to talk about it and let my people know what that means going forward!

Just like all Home Sellers are required to sign a Listing Agreement, beginning August 14th all Buyers will be required to sign a Buyers Representation Agreement.

Which means that all Realtors Nationwide will NOT be allowed to show you a home, unless you have a signed Buyer’s Representation Agreement.

This will be non negotiable for any real estate agent with a REALTOR®️ designation (one who agrees in advance to abide by the National Association of REALTORS®️Code of Ethics).

That agreement is your contract between you and that REALTOR®️ stating you will be hiring them to purchase a home, and agree to the roles, duties and responsibilities owed to you by your agent and your duties to your agent, along with compensation details.

Starting on the same day of August 17th, REALTORS®️ will no longer be allowed to advertise what, if any compensation is being offered to a Buyers agent, which means Buyers could be responsible for the Buyers agent’s commission if Seller offered none. However EVERYTHING is negotiable and that cost can be negotiated to be paid by Seller as concessions, or in most cases Sellers are still willing to pay for it. Every situation and home will be different!

So now more than ever interviewing and coming to an agreement with the agent of your choice who has knowledge and experience is an important decision and not one that should be taken lightly.

Purchasing a home is a HUGE step! You will want someone that will look out for YOUR best interest, someone that knows the local market well, someone that understands contracts and addendums and is a master negotiator, who can someone explain your contract and deadlines and who will always answer your calls, texts, and questions!
