🏠 FLORIDA PROPERTY TAX UPDATE 🏠
The Florida Legislature has officially concluded its special session on property tax relief, voting to place a major constitutional amendment on the ballot for Florida voters this November 2026.
If approved by at least 60% of voters, this proposal will bring massive changes starting in 2027. Here is what you need to know:
🔹 For Primary Homeowners: The proposal would dramatically expand the homestead exemption for non-school property taxes—moving it from the current setup to $150,000 in 2027, and up to $250,000 in 2028 (with automatic inflation adjustments after that).
🔹 School Taxes Are Protected: To safeguard funding for Florida's public schools, lawmakers modified the original plan. School district taxes are excluded from this increase, meaning your tax savings will primarily come from reductions in county, city, and special district taxes.
🔹 Relief for Landlords & Businesses: In a big win for real estate investors and local business owners, the amendment would also slash the annual assessment increase cap on non-homestead properties (rentals, commercial buildings, and second homes) from 10% down to 5%.
🔹 The New Resident Rule: To protect local taxpayers, people relocating to Florida after December 31, 2026, will receive a smaller initial exemption and must reside in the state for five years before qualifying for the full $250,000 tier.
The Bottom Line: This is the most significant property tax relief proposal in Florida history, but nothing changes today. The final decision rests entirely with Florida voters on November 3rd.
