Listen.. when I was younger, I was inexperienced. Now that I've seen the other side of renting- here are my tips!

1. Report Issues As Soon As They Occur -
This may seem like a no brainer.. but I think some tenants harbor concern that they may be blamed for things that are not their responsibility. The truth is, no matter who is at fault... it should be reported so that it can be FIXED.

2. Complete My Own Move In Inspection -
Document everything on my own terms aside the property management report.. to make sure I have the opportunity to not only KNOW my home, but also to complete #1.

3. Use Alternative Mounting Mechanisms -
Because I have zero desire to repair patches and / or be charged to do so... i try to avoid holes in the walls. I also know better than to think I know where a stud is.. so.

4. Put Trays Under My Plants
(& AND ANYTHING ELSE THAT HOLDS LIQUID)
Long term water damage can go unnoticed for a long time. Taking precautions is important.

5. Ventilate.
Washington is a moist place. I have plants, I have a kid, I have pets now and we have rain. Making sure to keep proper airflow in my home ensures mold doesnt become an issue - watching for condensation and moisture buildup along the way!

6. Clean Every Day.
Somewhere, somehow. Maintenance cleaning goes so far at move out.

7. Mow The Lawn
This is an extra new one for me the last few years. Especially now - Im in an HOA neighborhood and man.. who wants to be the "overgrown" one 🤣

8. Pay Attention
To noises, spots, dust retention, plumbing, door gaps, hand railings, outlet covers, trim and the list goes on and on... just in case - I value being aware !

9. Communicate
An issue, a late payment, a comment, question, or concern. Speak. Promise your PM will thank you in the long run.

10. Read the Lease
I never read a lease in my life before Property management ... and i signed at least 3 😁.. but in all seriousness.. read the contract you're about to sign BEFORE you sign it. Ask the questions. Know your obligations.

Welcome to the HOUSING OFFSEASON 🫪😮‍💨

But wait -

Do you go to the mall when its crowded..or do you go when less people are shopping?

Isn't there a benefit to competing against... less competitors?

The answer is a resounding yes. This happens every year, like clockwork. It doesnt matter who you are, how nice the house is, where its located or what it has to offer. Simple economics tell us that when a market is inundated with product, pricing MUST be competitive.

It is true, most of what we do revolves around shielding blows landlords dont even know are thrown. Making and taking calls so they dont have to be bothered, fighting for the longevity and proper maintenence of their investment, and fighting tooth and nail to find good tenants all so that they can live their OWN LIFE, without the stress of an upside down or mistreated investment.

I talk so much about the work we do for TENANTS - very rarely do i spend time talking about the behind the scenes support for owners.

Taking pride in an investment that isnt mine comes with the title - knowing it, cleaning it, watching it, saving it, loving it. At times it can be more work than I would EVER admit outloud... but its never more than we can handle.

Rich in life..
Because year 7 is just around the corner
Because my career took a different turn
Because im still friends with all of these clients
Because my circle is MIGHTY

Reflecting on my career so far.. hit a couple of big, personal milestones the last few weeks and I just find myself so grateful to have crossed paths with the clients I have.

Property Management was 100% never the goal - but it was my path in this industry... And now I know why. I may not close millions of dollars of month in sales, but my yearly average still sits above the mark my real estate instructor told me was "normal.." being able to lean into being divergent in this industry has been the biggest blessing in disguise.

I closed my fifteenth sale last week.. and to some that's so minor 😂😂 I really have to giggle actually because there are agents that close 15 sales in a month 💯 and those agents are absolute beasts ... because the truth is, real estate is hard... building and growing a network of people that trust you with investment is hard.

2.5 Closed sales per year... Every year that I've also managed rental investments, steadily growing that book of business at a high rate year over year simultaneously... I'll take that 💥💯

Almost every sale I've closed was a personal referral.. meaning someone respected my work enough to not only suggest, but HIGHLY RECOMMEND me... my service ... and my brand - and that just will always mean more to me than blind leads and high numbers.
