1. They’re treating a live market like they have unlimited time.
In the Gig Harbor and Port Orchard market, well-priced homes still move fast. Buyers who want to sleep on it, see it a second time before deciding, and then discuss it over a weekend are consistently losing to buyers who were prepared to move when the right home appeared. Preparation — knowing your number, having your financing locked, understanding what you want — is what allows you to make a confident decision quickly. Without it, you’re always one step behind.



2. Their offer is technically complete but strategically weak.
Price is one variable. Earnest money, closing timeline, contingency periods, and lender credibility all factor into how a seller evaluates competing offers. A buyer offering full price with a long inspection period, a low earnest money deposit, and an out-of-state lender the listing agent has never heard of is a less attractive offer than one slightly below asking that’s clean, fast, and backed by a local lender with a track record. The strength of an offer is not just the number.



3. They’re working with an agent who isn’t plugged into this specific market.
In a market where relationships and local knowledge matter, being represented by someone who doesn’t know the area — or doesn’t have working relationships with the listing agents and brokerages active here — is a real disadvantage. Deals get done between people who communicate well and trust each other. An agent who is well-known and well-respected in the Gig Harbor and South Kitsap market is an asset in a negotiation in ways that are hard to quantify but very real.
