Booked this inspection a week ago — and half the inspectors I called were already two weeks out. 👀

That’s not a scheduling headache. That’s a tell. Inspectors don’t get slammed when the market’s dead — they get slammed when buyers come back. And right now? They’re slammed.

2. Build real time into your offer for inspections. Writing a 7-day window when inspectors are booked two weeks out is how buyers accidentally blow their contingency deadline.

Here’s what I actually tell buyers who say “rates are too high, I’ll wait.”
Waiting costs more than rates. If rates drop, you don’t win — history shows sidelined buyers flood back in and competition pushes prices up. The buyer who waited pays more for the same house.
Buy now and rates drop later? That’s the best case, not a mistake. You already have equity, you’re not competing against a stampede, and if the numbers make sense you refinance into a lower payment. You’re in control either way.
