Respectfully — stop pricing houses like they’re coolers at Walmart.

$399,000 instead of $400,000 didn’t make it cheaper. It made it invisible.

Same thing happens at $299,000. And $499,000. Any time that nine shows up right before a round number.

It’s a habit the industry borrowed from retail, and it doesn’t work.

Buyers don’t type in numbers. They drag a slider. $375–400K. $400–425K. Round numbers, $25K at a time.

At $399,000 you show up in one search, as the most expensive house in it.

At $400,000 you show up in both — and you’re the most valued house on the list.

Same house. Same week. Twice the buyer pool.

Pricing is supply and demand. That nine doesn’t lower your price. It quietly removes your demand.

The Blue Angels are headlining the Pax River Air Show this Saturday and Sunday at NAS Patuxent River. Gates open at 9, flying starts at 11, and the Blue Angels take the sky around 3. Free admission, free parking, and one of the best views of naval aviation you will see all year.
