🚨 Florida Realtors: Don’t let an important contract deadline sneak up on your buyer.

Two of the most important protections in a buyer’s contract are the inspection contingency and the financing contingency.

These deadlines matter.

Missing one could potentially affect your buyer’s options under the contract, including what happens with their escrow deposit.

That’s why Jonathan Casteleyn and the team at Liberty Title believe in one simple rule:

When in limbo, overcommunicate.

Inspection periods are commonly around 10 days from the effective date, while financing contingencies may extend up to 30 days depending on the contract terms.

But every contract is different. Know the dates. Track the deadlines. And when you have questions, communicate early.

Florida Realtors: When buyers look at closing costs, title insurance may seem like just another expense. But unlike many transaction costs, an owner’s title insurance policy provides protection that can last as long as they own the property.

It can protect against issues such as fraud, forgery, recording errors, undisclosed liens, and certain access problems tied to past ownership.

Attorney opinion letters are emerging as an alternative, but title insurance is backed by regulated insurers with reserves and reinsurance available to cover valid claims.

At roughly 1% of the transaction in this example, title insurance can provide valuable long-term protection.
