Pricing is EVERYTHING when selling your home.
Overpricing may seem like a way to leave room for negotiation—but it can end up costing you far more than expected.
Every additional month your home remains on the market can mean more mortgage interest, property taxes, insurance, utilities, HOA fees, maintenance, and other carrying costs. As this example illustrates, those expenses can add up quickly.
A home that sits too long may also:
• Lose its “new listing” appeal
• Make buyers wonder what is wrong with it
• Receive fewer showings and offers
• Require one or more price reductions
• Ultimately sell for less than it may have if priced correctly from the beginning
The best strategy is not to price your home at the highest number you hope to receive. It is to position it competitively based on recent comparable sales, current competition, condition, and buyer demand.
The right price attracts attention. Attention creates competition. Competition helps protect your final sale price.
Thinking about selling in Port St. Lucie or the surrounding Treasure Coast area? Let’s review your home’s market position and create a pricing strategy designed to get it sold.
