🏡 St. Lucie County Market Update — July 2026

The July numbers tell an interesting story! 📊

🏠 More homes are selling: Single-family home closings increased 2.4% compared to July 2025, with 517 homes sold versus 505 last year.

📉 Fewer homes are on the market: Active single-family listings are down 8.2%, from 2,475 last year to 2,271 today. That’s a meaningful decrease in available inventory.

💰 Home values remain strong: The median sale price for single-family homes rose 2.6% to $394,995, while sellers received an average of 96% of their original list price.

⏳ Homes are taking a little longer to go under contract: Median days to contract increased from 52 to 63 days, which means buyers have a bit more time to shop and negotiate—but pricing correctly is still incredibly important.

🏘️ Townhomes & condos are showing even stronger gains, with closed sales up 17.1% and median sale prices up 13.3% year over year.

Bottom line: The market is becoming more balanced. Buyers have more opportunity to negotiate, while sellers still have strong values on their side. The key in this market? Having a strategy—not guessing. 🎯
