Florida homeowners will soon be able to tackle minor repairs and construction projects without needing a building permit, thanks to a new state law taking effect July 1, 2026. Signed by Governor Ron DeSantis, HB 803 allows owners of single-family homesβor their contractorsβto skip the permit process for work valued under $7,500.
The law also restricts local officials from inspecting these smaller projects and introduces exemptions for temporary hurricane or flood protection walls. However, permits will still be required for electrical, plumbing, mechanical, gas, or structural work, regardless of cost.
These changes could streamline small home improvements for residents across Florida while maintaining safety regulations for critical systems.
