In Q2 2026, an impressive 67.2% of views for new-home listings came from buyers outside the local metro area—considerably higher than what we’re seeing for existing homes. Southern markets, in particular, drew strong attention, buoyed by price cuts around 20%. The median price for a new home stood at $450,256, which is 10.3% higher than existing homes. Having grown up around construction sites and spent over 20 years navigating these shifts, I’ve learned just how interwoven demand and pricing truly are.
