Home sweet HOA?
It’s one of the biggest debates in real estate: beautifully maintained neighborhoods and amenities vs. rules, restrictions, and monthly fees.

If you love the “vacation-at-home” feel of pools and clubhouses, an HOA might be a great fit. If you value total freedom over your home and yard, it may not be. Either way, doing your homework matters.

A buyer’s agent experienced with HOAs can help you review the rules, fees, and financials so there are no surprises after you move in. And if you’re buying directly from a builder, don’t rely on the sales representative to explain the fine print — have an attorney review the documents so you understand the good, the bad, and the ugly.

Before you sign on the dotted line, make sure you know exactly what you’re buying into.

The right price on day one can mean the difference between a fast, profitable sale and months on the market — and thousands lost

When selling your home, the price you set on day one can make or break your sale — it’s the most important decision you’ll make.

We’re seeing more price reductions and longer days on market. Many sellers try to “test the market” with a higher price and adjust later, but this often backfires.

Here’s what happens when a home is overpriced:

• Fewer showings
• Less buyer interest and weaker competition
• Price reductions that signal the home is not selling

When buyers see multiple price cuts, they often wait for another drop instead of acting quickly.

Time is money.

The longer a home sits, the more negotiating power shifts to buyers. In many cases, they come in with lower offers because they know the property hasn’t sold.

Meanwhile, carrying costs continue to add up every month — mortgage, taxes, insurance, HOA fees, utilities, and maintenance.
