Reason #8030 why we love living in FL!
When you own a primary residence and file homestead exemption in Florida you begin to earn what is called a portability benefit during your homeownership. When you decide to change your primary residence to a new house in FL you can take that portability with you (port it). With a simple call to the tax collector’s office you can find out how much portability you have earned thus far. If you move to a more expensive house you can move the whole sum to the new house, if you downside to a less expensive house you can take a % of earned portability.
Portability allows you to save on property taxes.
A real life example: family claimed homestead in FL for five years in their first house, they want to buy a more expensive house, they learned they earned $130,000 in portability benefits over the last 5 years. They get to take that $130,000 add it to their standard homestead exemption of $50,000 and pay taxes on 180k less, this equals around $300 per month savings in taxes in their case!

Recently, while out door knocking, Jeff and I had the pleasure of meeting Greg. From that moment, our collaboration began, and it's been an incredible experience helping him and his wife navigate the process of selling their beautiful home. 🏠
