At FRIEND REALTY INC. we offer complete property management services and provide full leasing services. We currently manage around 70 residential properties. We have over 30 years real estate experience and have been managing residential and commercial properties since 1990, as verified with the BETTER BUSINESS BUREAU.
We carefully screen all prospective tenants after the initial interview. We always run a full credit report and eviction report. We contact the present employer to verify income and employment when applicable and previous landlords for references when relevant or available.
We collect all rent payment and send them to you, less any expenses that need to be paid. Each month you will receive an owner’s statement of the current month’s transactions.
If the tenant is late in paying their rent, we contact them and collect the rent – including late fees. We will contact them with a late notice, phone calls, a three day notice to evict and site visits. If the tenant still doesn’t comply with the terms of the lease, despite all our efforts, we will make arrangements to evict them, up to the point where an attorney may be necessary. Because of our attention to pre-screening, evictions are very rare.
At the end of the year, we provide you with a 1099 and a profit and loss statement showing income and expenses for the year.
