5 things I wish someone told me before buying new construction in Port St. Lucie 👇
The good news? Once you know these, the process is actually really exciting.
1. The base price is just the starting point.
Builder model homes are staged with every upgrade imaginable. The "included features" are often pretty basic but once you know what's standard vs. what's extra, you can budget smart and still get a home you love.
2. You MUST bring your Realtor before you ever walk into a model center — even if you're 6 months out.
The moment you walk in without your agent, you can lose your right to representation permanently. It doesn't matter if you're just browsing or not planning to buy for months. Register your agent first, every single time. The sales rep at the community works for the builder, not you — having someone in your corner costs you nothing and can mean thousands in negotiated upgrades or closing cost help. You deserve an advocate.
3. Incentives change, sometimes weekly.
Builders move inventory with interest rate buydowns, closing cost credits, and free upgrades. The buyers who know what to look for are the ones who get the best deals.
4. The community matters as much as the house.
Amenities, HOA fees, CDD fees, what's being built around you — all of it affects your daily life and your resale value. When you know what questions to ask, you can find a community that actually fits your life.
5. Timing your close is a real thing.
End of month, end of quarter, builders are motivated to hit their numbers. That timing can work in your favor, and we'll make sure you know exactly when to push.
