Florida now leads the nation in underwater mortgages.

According to this chart, 17.7% of Florida homeowners owe more than their homes are currently worth—nearly one out of every six.

That doesn’t necessarily mean another 2008 is coming. Most owners still have fixed-rate mortgages, and being underwater does not automatically lead to foreclosure.

But it does change the market.

An owner who needs to sell may not have enough equity to pay the mortgage, commissions, closing costs and repairs. That can lead to more short sales, subject-to opportunities, loan assumptions and creative financing conversations.

The opportunity for investors may not be in finding people who have stopped making payments.

It may be in helping homeowners who can still make their payments—but can no longer afford to sell.

The next market may reward investors who know how to solve problems more than those who simply know how to make low offers.
