Air Conditioner not cooling ???? Here are some very common issues that I frequently run across during my inspections

An easy inexpensive fix may be a dirty air filter not allowing adequate air return
A Bad capacitor on the outside condensing unit
A faulty or broken condenser fan motor

Low refrigerant charge/refrigerant leak

Refrigerant is the liquid that absorbs the heat from your air. When you don’t have enough, your AC can’t absorb enough heat to cool the air. A low refrigerant level means one thing: you have a refrigerant leak.

Signs you have a refrigerant leak include:

Ice buildup on the refrigerant line and the outside unit
Bubbling or hissing noise
AC can’t cool home on especially hot days, but cools fine on cool days and nights.

The Home Inspection Contingency
Home inspections provide an opportunity for a buyer to identify any major issues with a home before closing. Your first clue that a home inspection is important is that it can be used as a contingency in your contract with the seller. This contingency provides that if a home inspection reveals significant defects, you can back out of your purchase offer, free of penalty, within a specific timeframe. The potential problems a home can have must be pretty serious if they could allow you to walk away from such a significant contract.

Termite damage sometimes appears similar to water damage. Outward signs of termite damage include what may appear to look like wood rot, and visible mazes within walls or furniture. Termite infestations also can exude a scent similar to mildew or mold.

Termite damage is often very hard to find in your home. Thanks to Bill with Coastal Pest Control, we were able to discover this termite damage and report it to the home buyer before the closing on the home.
