He found us online while preparing to relocate from Georgia to Port St. Lucie.

By the time someone reaches out to from another state, they have usually done a lot of thinking already.

They have searched the city.

They have imagined the move.

13 days to contract on a vacant lot in Port St. Lucie, and the process took a turn.

This was inherited land with out-of-town owners in two different states. The lot had already been listed, expired, and even tried the wholesale route.

We priced it to pull in real demand and got multiple offers. During due diligence, gopher tortoise burrows were discovered. That was brand-new information for the sellers, and it changed the path.

We still closed.

Wondering why some homes sit while others sell quickly in Port St. Lucie?

We often meet with sellers whose listings have expired. Many of them are frustrated because they did what they were told to do, waited, and still did not get the result they needed.

When we review those listings, we often find fixable issues:

• Photos that did not help the home stand out
• MLS data entry errors that kept the home out of buyer search filters
• Pricing that missed the buyer search zone
• Marketing that stopped at the MLS
• Weak follow-up on showing requests, texts, or calls
• Limited local insight into the neighborhood or buyer demand

A home does not sell by accident.

It usually needs:

• Good pricing
• Strong visuals
• Accurate listing data
• Local knowledge
• Proactive marketing outside the MLS
• Fast response to buyer and agent inquiries
