There was a snake!

Most attics have the usual stuff… insulation, ductwork, maybe an old Christmas decoration or two.

Some attics have spiders, bugs, and rodents.

Finding a snake skin definitely puts you on alert! The snake was nowhere to be found, which somehow makes it both better and worse.

Putting the mini split AC condenser in the attic seemed like a great idea. Out of sight, out of mind.

The condenser’s entire job is to remove heat from the home and dump it somewhere else. Usually that “somewhere else” is outdoors… not into the attic where it can heat the space and add unnecessary moisture concerns. It’s made all the worse by this home being insulated with spray foam.

It’s basically like trying to cool your house while running a space heater above the ceiling.

We see a lot during inspections, but an attic-mounted condenser definitely earns points for creativity. Just not for performance.

Why buy windows when you already have old sliding glass door panels?

During an inspection we found sliding door panels installed as fixed windows… complete with the original door handles still attached.

I’m pretty sure this is what those fancy builders mean when they talk about adaptive reuse in construction.

Somewhere out there is a contractor proudly saying, “technically it IS glass.”

You’ve got to appreciate the creativity, but in this case I would recommend they channel that creativity elsewhere.

Every once in a while we come across a relic from a home’s past.

Back during the recession, some enterprising indoor gardeners would bypass electrical meters by tapping directly into the service wiring before the meter. This additional usage would not show up on the meter from FPL. Dangerous? Extremely. Creative? Unfortunately yes.

It’s a reminder that homes can have a past life owners never knew about. That’s why inspections matter.

We often bring attention to improper screws in electric panel. But this time it was the correct screws that still caused a problem.

The screw pinched a wire against the enclosure and damaged the insulation.

This one wire was damaged enough to start arcing and overheating and actually melted part of the screw.

It’s a good reminder that even a small mistake can create a serious hazard when electricity is involved. Luckily, this is exactly why inspections matter. Finding problems before they turn into emergencies
