The local housing market stayed active this week!

While fewer new homes hit the market compared to last week, buyers are still making moves. Closed home sales jumped from 206 to 288, and the average sales price increased to $312,000 — up significantly from last week’s $285,000.

Homes also sold for nearly full asking price on average, showing that well-priced homes are continuing to attract strong buyer interest. Inventory stayed steady, giving buyers more options as we head further into the spring season.

My sister made $38,000 a year and bought a house.

Not with a big down payment. Not with a windfall. With 3% down and an FHA loan.

Everyone told her to wait until she made more money or had 20% saved.

She bought in 2019. The house has appreciated $140,000 since then.

If she'd waited for 20% down at her income level, she'd still be waiting.

FHA loans require 3.5% down with a 580+ credit score.
Some conventional loans require 3% down.
