Northwest Indiana market update for 05/18/26 – 05/25/26:

The market is still moving.

2,055 active listings
227 closed sales
245 pending sales
$335K average closed price
98.31% list-to-sale price ratio
66 average days on market

What this tells me: buyers have more options than they did during the tightest market, but well-priced homes are still getting strong activity. Sellers are still getting close to asking price when the home is positioned correctly.

Don’t just look at location, price, and zoning. Soil conditions can change the entire deal.

Before you buy a lot to build on, make sure you understand what is happening below the surface. Soil testing can reveal issues that impact foundation design, drainage, cost, and whether the lot is truly feasible.

Buildable on paper does not always mean buildable in real life.
