This fall, things are looking up for buyers: seven of the 50 largest metros are now buyer’s markets.

Nationwide, housing supply hit five months, the first summer to reach this balance since Realtor.com started tracking nine years ago, according to the August 2025 Monthly Housing Market Trends report.

In plain terms, “months of supply” measures how long it would take to sell all homes on the market at the current pace. More supply means a slower market and more leverage for buyers.

The rule of thumb:
Under 4 months = seller’s market
4–6 months = balanced market
Over 6 months = buyer’s market

The 30-year fixed-rate mortgage continued its downward trend this week, dropping to 6.26%. Consequently, homebuyers are rushing off the sidelines. Mortgage application rates soared this week, up 29.7% from last week.

Freddie Mac’s 30-year mortgage rate slipped to 6.26% this week as markets reacted to the Fed’s first rate cut since December 2024.

The central bank lowered the federal funds rate by 25 basis points to 4%–4.25%, citing uncertainty from tariffs and a cooling job market. The Fed also signaled up to three more quarter-point cuts by year-end, matching market expectations.
