There's no such thing as a , "Pass or Fail". The purpose of a home inspection report is to give you knowledge of the current conditions of the property. A professional Home Inspector should perform a thorough inspection giving you knowledge of all major components. The home buying process is not only hiring the right Real Estate Agent. It's not only going with the lender who will help you get pre-qualified. Keep in mind that you'll be making a monthly payment on that mortgage for approx 30 years. So why not know the current conditions of the house that you will call home. This attic had signs of a previous fire. Even current owner who has been living there for approx 3 years wasn't aware (didn't get a home Inspection). So if you're thinking of buying, make sure the home inspection is included on you transaction.

Buying in, "as is conditions" does not mean you don't have the right to a home Inspection. Buying in "as is conditions" mean you are aware of the current conditions and agree to proceed. So give us a call and let's schedule you for a home inspection. Make sure you're aware of the bad electrical circuits, corroded water lines, foundation problems, roof leaks, live k**b and tube, rotted subfloor, and who know what else. Give us a call!!!

So what exactly are you buying? What is it that you're paying 5,10,20,40k above asking price or appraised value??!!!!! Did you know that you're not hurting your pocket only short term, but long term as well. It's not a good financial decision. When buying real estate for above appraised value, you're already loosing equity. You're already upside down on your mortgage. If the market was to crash, you would be in so much trouble. And on top of this 40k you offered above appraised value, you have another, 5,10 or 20k in repairs??

Buying a house in as is conditions does not mean you should buy it with out knowing the current conditions. It just means, seller will not do any repairs. So hire a home Inspector regardless. As a buyer, you have the right to know what you're buying. This buyer called us after he had already purchased this AS IS property. We found termite damage and now, expenses exceed his budget.
