We are still in a seller's market in Portland with the exception of the Pearl District which has over 9 months of inventory. Most of Portland is still around 3 months of inventory. Anything under 6 months is a seller's market.

Latest trends in homes. Check out Street of Dreams in Oregon City in early August!

Here are the latest trends in residential housing for 2026

You will see many of these features at the Street of Dreams coming to Oregon City this August at Sears Farm.

The biggest takeaway is that new homes are featuring wellness areas such a yoga studio's, steam showers, saunas and even cold plunge baths and home gyms. AI smart home systems are integrated into the homes.

On the outdoor space pizza ovens, Caliber grills, LED water v***r open flame fireplaces are very popular. Adding color, double faucets, wood accents and 4 in 1 water filtration systems to kitchens is also common. The 4 in 1 kitchen faucet filtration features includes filtered cold, hot and carbonated water.

Before you list suggestions to maximize value for quick sale.

Most important

1.) Decluttering and Depersonalizing-Clear Counters, thin closets, store family photos. Deep clean carpets, windows, grout and baseboards and fresh coat of neutral interior paint will help. Remove all valuables from home especially if there will be an open house on the property.

2.) Simple landscaping- mowing, trimming and mulching (adding bark dust) creates a welcoming first impression. Fresh cut flower boxes in front porch area are always a plus.

3.) Take care of small stuff like replacing burnt light bulbs, squeaky doors and leaky faucets.

4.) Consider staging if existing furniture does not create a good impression.

5.) Get professional photos to create good first impression online.

6.) Pre-listing inspections are becoming more common and help prevent problems that will arise after buyer reviews their inspection report on the house once you are under contract.

Secondary importance:

7.) Check HVAC filter and service heating/AC

8.) Make sure home is free from odors from pets.

9.) Get all paperwork in order: Gather permits from past renovations, warranty information of appliances, roof, HVAC system.

10.) Beware of over improving and keep expenses low before list.

11.) Pressure wash driveway walkways and exterior is always a good idea.

This week's focus is on North Portland or as it is affectionately called No Po. This area is comprised of St. John's, Overlook, Arbor Lodge, Boise, Kenton and University Park home to the University of Portland. It is also known for such landmarks as the St. John's Bridge, Portland International Raceway, Cathedral Park and has seen revitalized neighborhoods including commercial strips like North Mississippi Avenue.

The area combines historic charm, unique shops, restaurants and parks and good transit access via MAX Yellow line. These neighborhoods are known for their diversity, strong sense of community.

Currently North Portland has only 3.3 months of inventory a significant sellers' market and an average sales price of $595,000. There was a large decline in average price in May and an overall 3% drop in the past 12 months. Average days on the market is 54.

What is the real estate market in Portland doing in August 2026?

We are currently in a very strong seller's market now with generally only 3 months' worth of inventory in most areas with the exception of the downtown Pearl District with 9 months of inventory down from a high of 12 months. Even with interest rates over 6.5% we are seeing multiple offers on all reasonably priced properties.

Many homes are getting accepted offers within 2 weeks of being on the market.

The Pearl District is the one area that is a buyer's market due to the high number of listings on the market many which are over 30+ days since the start of the listing. This is a great opportunity to make buyer friendly offers as seller's are willing to negotiate. Condo's range from $250,000 on up.

The Pearl District is now a good place for first time home buyers and those seeking to downsize to purchase. Condos can be purchased from $200,000 to $450,000 and negotiations can greatly advantage the buyer due to surplus inventory.

Time to act is now as pending sales are up and inventory will shrink to balanced levels by years end

The one caveat is that the buyer must make sure that the HOA's have adequate reserves which is a sign of good management. This can be done by reviewing plans and minutes from HOA meetings over the past year.
