Some clients become so much more than clients 🤍
Over the past decade, I’ve had the honor of helping these dear friends buy their very first home… and then watching life unfold in the most beautiful ways. A wedding, two incredible baby boys, new jobs, big dreams, and so many “firsts” all within those walls.
For the last few years, we’ve been slowly searching for what’s next—because leaving your first home is never easy. It’s where everything begins. But through it all, it’s been such a joy to watch them grow, evolve, and build a life they love. I’ve always called them my “forever clients”… and truthfully, part of me never wanted them to find the next house because I just love having them in my life.
And then… one day… we found the one. ✨
Every box checked. Everything they had been hoping for. We went for it—and we got it.
The best part? It’s in MY neighborhood. 🏡
Now our kids will go to school together, we’ll run into each other at games, the dog park, the farmers market… all the everyday moments that make a community feel like home. I couldn’t be more thrilled.

Some stories take time—and they’re always worth it 🤍
My amazing buyer just closed on her very first home last week, after over two years of searching. She was so intentional from the start—wanting a home with the right style, in the right location, where she could truly feel safe… and of course, one her cat Oliver would love too 🐾
When we walked into this Beaverton beauty, she knew immediately. That feeling you can’t quite explain—but you know it’s yours.

🚨 Inspection Report Reality Check 🚨
There’s a BIG difference between a repair and an upgrade to current code — and understanding that difference matters when buying a home.
When you receive an inspection report, inspectors will often note items that don’t meet today’s building codes. But here’s the key:
That does NOT mean the seller has to bring the entire home up to 2026 standards.
Homes built in the early 1900s (or even 1995!) were built to the codes at that time. They are not expected to meet today’s requirements unless something is broken or unsafe.
Let’s break it down 👇
✔️ Broken furnace = Repair
✔️ Leaking roof = Repair
✔️ Electrical outlet not working = Repair
➖ Older but functioning systems = Usually Not a repair request
➖ Insulation that doesn’t meet today’s efficiency standards = Typically an Upgrade
Knowing the difference keeps negotiations realistic and transactions smooth.

Don’t get upsold during a furnace tune-up. That said, if your system is older (roof, furnace, water heater), it’s smart to be mentally and financially prepared to replace it when it actually fails. My personal approach is to replace systems when they’re needed—not when a technician is trying to make a sale.

This sweet Milwaukie ranch has officially found its new owner, and my wonderful sellers have closed another chapter in their real estate adventure. 🏡
