This project is a reminder that affordable housing can—and should—be intentional, well-crafted, and built to support real life.

SHORTSTACK BELMONT : At the heart of this development is an open-air courtyard—designed not just as circulation, but as connection.

Constructed entirely of wood, this shared space links all three buildings while creating opportunities for everyday interaction, gathering, and community.

In a city where density is increasing, spaces like this matter. They offer light, air, and a sense of belonging—transforming housing into something more than just units, but a place to live well together.

This project continues our collaboration with Shortstack Housing and a broader team of women- and minority-led partners—achieving 40% MWESB participation and reinforcing the idea that how we build is just as important as what we build.

Located at 27th & Belmont in SE Portland, this four-story, three-building development brings 35 new homes to a walkable, transit-rich neighborhood.

Developed in partnership with Shortstack Housing—Anna MacKay (Sister City Development) and Jessy Ledesma (HomeWork Development)—this project reflects a shared commitment to delivering much-needed “missing middle” housing for Portland families.

With 100% of units reserved for households earning 60–80% AMI, the project prioritizes long-term affordability while contributing thoughtful density to the urban fabric.

Mass timber construction, natural wood cladding, and a carefully scaled design create a warm, human-centered presence along a busy corridor—demonstrating how equitable housing can also be beautiful, durable, and contextually grounded.

It’s an honor to see four of our projects acknowledged by the Daily Journal of Commerce among Oregon’s top commercial projects this year.

We’re proud to have been part of bringing the Joice A. Taylor Building to life—expanding access to dignified, affordable housing in Portland. This 22-unit development was designed to support historically underserved residents, with a particular focus on advancing equitable housing opportunities for members of Portland’s Black community.

In partnership with the Urban League of Portland this work reflects a shared commitment to thoughtful, high-quality development that strengthens community and carries forward Joice A. Taylor’s lasting legacy.

MIRACLE SIGN BUILDING - CANARD BEAVERTON : One of the tenants in our historic theater redevelopment is Canard, a 3,400 sq ft restaurant by the award-winning chefs behind Portland’s renowned Le Pigeon. This neo-bistro brings casual French-inspired cuisine to downtown Beaverton within a beautifully reimagined historic space. The project includes a 1,400 sq ft commercial kitchen and prep area, along with custom casework, banquette seating, and a thoughtfully designed back bar. We hope that you will visit soon!

CANARD BEAVERTON : In 2021, our clients purchased three adjoining historic buildings dating back to 1887—including the original home of Beaverton’s first doctor and the iconic Beaverton Bakery, which served the community for 93 years.

In collaboration with Annen Architecture, we transformed the original theater building—a 5,000 sq ft gem—bringing modern upgrades while preserving its historic character. Structural improvements, new circulation, updated MEP systems, and a restored movie marquee have revitalized the space for new tenants, Canard Beaverton and Cottage Golf, and for the broader community.
