Portland’s housing market is shifting — but it may not be the shift you think.

July inventory climbed to 3.3 months, giving buyers more choices and negotiating power. New listings were up 2.5% from last year, while pending sales fell 2% — a sign that buyers are being more selective.

But here’s the interesting part: prices aren’t falling. The median sale price remains $550,000 year-to-date, while closed sales are actually up 5% in 2026.

For buyers, there may be more opportunity and less competition.

For sellers, pricing, condition and presentation matter more than ever.

🏡 A Remarkable Mt. Tabor Sale — $3,000,000

Every once in a while, a home comes along that reminds you just how special Mt. Tabor real estate can be.

This gorgeous grand old home on SE Scott Drive recently sold for $3 million — an impressive result, especially in a market where higher interest rates have made buyers more selective.

To me, the takeaway isn't that every home will command a premium. It's that great homes in great locations still get buyers' attention. Character, condition, location and the right presentation matter — perhaps more than ever.

Mt. Tabor continues to be one of Portland's most sought-after neighborhoods, and sales like this show that buyers will still step up when the right property comes along.

Interesting Stats on Real Estate Agents in PDX this year.

The takeaway isn’t that the highest-volume agent is automatically the best choice. It shows how widely an agent’s current market experience and level of activity can vary.

When choosing representation, ask about more than sales numbers. Consider local knowledge, responsiveness, negotiation skills, communication, and how personally your transaction will be managed.

Experience matters—but so does having an agent who is available, attentive, and fully invested in your success.
