Portland’s housing market is shifting — but it may not be the shift you think.

July inventory climbed to 3.3 months, giving buyers more choices and negotiating power. New listings were up 2.5% from last year, while pending sales fell 2% — a sign that buyers are being more selective.

But here’s the interesting part: prices aren’t falling. The median sale price remains $550,000 year-to-date, while closed sales are actually up 5% in 2026.

For buyers, there may be more opportunity and less competition.

For sellers, pricing, condition and presentation matter more than ever.

The takeaway isn’t that the highest-volume agent is automatically the best choice. It shows how widely an agent’s current market experience and level of activity can vary.

Good things come to those who wait… 🌿

After nearly a year of planning, construction, planting, and patience, our backyard is finally complete!

What was once a work in progress has become a peaceful space where we can relax, entertain friends, and enjoy the beauty of the outdoors. We’re thrilled with how it turned out.

A huge thank you to for the beautiful design and hardscape installation, and for bringing the landscape to life with thoughtful planting.

We couldn’t be happier with the result.
