Introducing EMHS Auxilium — Compassionate Emergency Mental Health Care
EMHS Auxilium is a nonprofit organization my friend Brandon Franklin founded with a mission to help reimagine and improve the current Baker Act system by creating a faster, more compassionate response to mental health crises.

In its current form, the Baker Act system is outdated. Response times are often too long, and law enforcement officers are typically the first to arrive to transport individuals experiencing a mental health crisis. While police serve an important role in public safety, mental health emergencies are best handled by trained mental health professionals.

Our goal is to build an app and response system that enables timely, specialized mental health crisis intervention, ensuring that people in distress receive care from professionals trained specifically to support them.

First-time home buyers and investors — there’s real opportunity in today’s market.
A lot of people are waiting for interest rates to drop, but most forecasts show rates changing slowly, not dramatically. Meanwhile, buyer activity has cooled, which means less competition, more negotiation power, and in many areas, better pricing.

Home prices have softened in select markets, and motivated sellers are becoming more common. If you’re prepared, this can be a great moment to secure a property at a stronger value.

Remember: the real advantage in real estate comes from holding the asset long-term. Historically, buyers who purchase during slower market cycles see solid appreciation when the market rebounds.

Having a mentor before or even during your real estate journey can help you a ton.

Having a person to go to, present deals to, guide you and save you from mistakes can do wonders for your real estate career.

There are a lot of ways to make deals and having someone who has experience in making deals from different angles, can expand your view and allow you to see deals where others may not.

A mentor can be a cheat code, if they are experienced in the real estate game.

If you do not understand the buying process before purchasing a property, please have your realtor walk you though it or google the purchasing process.

When I bought my first rental, I had no clue of what the process entailed. I thought that when you bought, you submitted your down payment and that was all. My realtor didn’t break the process down to me, so when closing costs and titles fee were added I was lost.

It is important to understand the amount of money you will be forking out so that you are prepared. Ask your realtor to walk you through this process, so you are not completely blind.

Knowing what the fees are, can help you with your calculations when deciding if you want to purchase or not, or if you need additional funds.

Get to know this process, it will help you feel much more at ease when the time comes.

Fixer uppers or distressed properties can be great opportunities waiting.

There’s a few reasons why fixer uppers can be great investments:

1. Forced appreciation - meaning you can build equity into the property by fixing it up and increasing it’s value
2. Creative financing - you can use a hard money lender or private lender, causing you to put a small amount of your own cash down. Or you can ask the seller to seller finance the deal and not have to use a bank or private money at all. There’s tons of ways to get the deal done creatively.
3. Possibly more cash flow. Because you’re buying the property for less and building equity into it, if you’re renting it after fixing it, you can increase the rents which would in turn increase the cash flow.

Now, there are obviously downsides to purchasing a fixer upper like: hidden expenses, spending more than you anticipated, etc. The key here is to overestimate always. Expect to spend the most when running repair costs numbers for different scenarios. This will save you from a major headache and stress because you are prepared for the worst.

Although it can be stressful, I think buying fixers can be a great strategy for getting into real estate. Key is to do your homework before jumping in.
