As your summer girly, you’d think summer is the obvious answer, but it’s actually 𝗿𝗶𝗴𝗵𝘁 𝗻𝗼𝘄.⁣
Technically still spring, but you can taste summer coming. Everything is so green it almost doesn’t look real. Days where we *think* it’s summer, then yesterday’s random rain reminds us that nope, it’s just faux summer. The rhoddies are still doing their thing, just barely. The dogwoods haven’t disappeared into the background yet. The lawns are lush before the July sun turns them to crispy crunch. This little window of spring is everything, as summer is still on the horizon, and it feels like we have so much time left before summer speeds past us.

Speaking of windows, I was stopped in my tracks when I saw this NW hills stunner. Swipe and swoon! I’m in love.

A few months ago I connected with an agent in California. She said “So tell me about Portland and Oregon highlights.”

Girl!!!! Where do I begin?! So many things to love about this special corner of the country. What surprised her most was that we have a super stellar wine country. She had no idea. As someone who grew up near the Napa Valley, I would take the Willamette Valley over Napa hands-down, any day.

How lucky are we to have such incredible world class Wine country (with some vineyards only 30 minutes away from my house?!)

Peridot Perfection in SE Portland!

It’s been a little while, since I’ve shared a little mid-century crush! This one popped up on my feed and I just adore it! It’s also in a lil quiet gem of a neighborhood over by Reed College in SE Portland. Originally designed by architect Ralph Bonadurer for his own family in 1961. I normally would be against painting the beams, but there’s something about that shade of green that just works. It ties into the exterior and the lush landscaping. I’m so glad they did not paint the fireplace, it adds the warmth that the space needs and really becomes a statement piece in the house. I love that this home is the balance of original features + some modern but not over-the-top modern. Clean, classic, calm.

Love the house but not sure about the neighborhood?
Listen up.

I was walking Dexter the other night and it made me think about one of my favorite piece of advice that I tell my clients when they find the right house, but are unsure about the location.

Data and numbers matter. But they don’t tell the whole story. Sometimes the best research tool is just showing up and experiencing an area for yourself. Morning, afternoon, evening. Each one feels different, I promise.

And you don’t have to walk it. Drive it, roll through it, have a friend take you at different times of day. The point is to just show up and experience it beyond the four walls of the house you love.

Your gut knows things data never could. And honestly? Sometimes when you know, you just know. Trust your intuition. Go for a walk.

Because the right home in the wrong location is still the wrong home. 🏡 And the right home will always find its way to you.

Happy FOURTH birthday to our special lil man, Dexter! 🎂
A little under two years ago, we didn’t know if we’d make it to his fourth birthday. For those with no history: he was diagnosed with a very aggressive form of cancer shortly after he turned two. His oncologist gave him “6-12 months, with chemo.”
Today he is FOUR.
That is a big freaking deal. Every day with him is a gift.

We live life between scans and X-rays. He is none the wiser. He loves every human he meets, he looks into their eyes with his kind, human-like soul eyes. He loves a good lap. He even likes the vet. I’ve never met a dog that likes to cuddle as much as this guy. He’s a gentle soul and very sensitive, true to his breed. He’s OBSESSED with Nevada. He puts up with so much love from Rowan. He’s silly and playful and smart and can be very vocal, especially at meal time. He lives to hunt flies, like his Brittany sister before him.

He’s the best thing for our family. He brings us so much joy with his boisterous leaps onto the bed, his army crawls, his insistent demands to be pet, and his silly little grunts and snorts.

We are so grateful for every single day we get with our little miracle super pup. 🐾

Just hit the market in Forest Gale Heights and I’m excited about this one.

This Friday House Crush brought to you by timeless design and reallyyyyyyyyy good use of color.

Earlier this week in my stories, I shared a before-and-after of someone who absolutely decimated a beautiful brick home, painting over it in the name of “modern” and “trend.” It was completely stripped of character. Many of you were as devastated as I was… and rightfully so.

While trend has its place, the best design is timeless.

Because timeless design doesn’t date your home. It lets the architecture shine. And you can still have fun with it by layering in personality through furniture, art, and decor.

That’s exactly what was done here. Classic bones, with fresh, modern touches brought in through the staging (so well done !) It feels current without feeling trendy, which is the sweet spot.

Five years. FIVE. My husband literally said on our morning walk “Wait, has it really been five years?” and honestly same, . Same.⁣

I still can’t wrap my head around it. It feels like a lifetime ago and yet, wasn’t 2021 like 2 years ago?⁣
When I started, I couldn’t stop thinking about one number. ⁣

89%. The percentage of agents who don’t make it past five years.⁣

I had real anxiety about this. I was leaving a career where I had proof, a track record, a paycheck. I’d wanted to do real estate my whole adult life, but what if it didn’t work? I gave myself two years. If it didn’t work, I’d go back to what I knew.⁣

Instead, I jumped. Relationship by relationship, I built something.⁣

If you hired me in year one, thank you x ♾️ You trusted me early on. The people who came back in years two, three, four, five are the reason I’m still here.⁣
Somewhere along the way I started to believe maybe I could be in the 11%.⁣
I get why the 89% is real. You wake up every day and earn it again. Nothing is handed to you and bills keep coming. ⁣

Here’s what five years has taught me⁣

🖤 Quality over tenure. Imposter syndrome was SO loud at the start. But I brought 16 years of professional experience with me. Strategy, deadlines, negotiation, genuinely caring about outcomes. Fresh eyes turned out to be an asset.⁣

🖤 Relationships are the whole thing. My brokerage, my agent community, lenders, inspectors, contractors, clients who send their friends. Nobody does this alone. I have such good humans around me.⁣

🖤 There is no perfect market. There never was. The right time is when it makes sense for your life.⁣

🖤 This isn’t a sales job. It’s a service job. Guide, advisor, problem solver, unofficial therapist. Caring for people through one of the biggest decisions of their lives. Nights, weekends, the occasional 2am spiral. Getting excited about every single key handover. I wear my heart on my sleeve and I wouldn’t have it any other way.⁣

🖤 You will doubt yourself more than you expect. Until one day you just... don’t (as much.) You trust your gut. You have receipts. That shift is everything and I have truly felt that in this last year.⁣

You can take the girl out of California, but you can’t take the California out of the girl. Crushing big time on this new listing, in a 1928 Spanish-style stunner in the Woodstock Neighbourhood of Portland, Oregon.
This feels like a little Santa Barbara/Ojai retreat and I think we’re all a little obsessed with her beams, curves, and arches. It’s rare to see a home like this in the Pacific Northwest, as a stucco home is much more common in warmer climates. I’m a sucker for a Spanish style as it takes me back to my many memories of living in San Diego, which will always have a piece of my heart.
