In February 2025, Maine’s single-family home sales were led by Cumberland County (159 sales, 21.0%), York County (122 sales, 16.1%), and Penobscot County (100 sales, 13.2%), which together made up over half—50%—of all sales in the state, showing how big a role these areas play in the real estate market. Kennebec County (70 sales, 9.2%) and Androscoggin County (44 sales, 5.8%) also had solid numbers, but rural spots like Sagadahoc (8 sales, 1.1%) and Washington (13 sales, 1.7%) had the fewest sales, pointing to differences across the state. The pie chart makes it clear that southern and central counties were busier, while northern areas were quieter.

Real estate in Maine, especially in Southern Maine, is giving us plenty of reasons to feel good about the market! February is usually the quietest month for home sales—think of it as the winter lull before the spring buzz—but this year, it’s holding its own. Sales and median prices are keeping pace with last year, which is impressive since 2023 was a bit of a slog for transactions. Even better, February 2025 is outshining the past couple of years in York and Cumberland Counties, the heavy hitters that typically drive over a third of Maine’s sales this time of year (about 36% over the last nine years, to be exact).

For buyers, there’s a silver lining: median price growth is slowing down. This February marks the second year in a row of single-digit increases, and York County even saw a slight dip—a welcome breather after years of steep climbs. Sellers can take heart too—stable sales in a slow month show demand isn’t fading. And with March kicking off the spring market, things are heating up fast. Interest rates are settling down, and whispers of lower rates ahead could shake loose more homes for sale, easing the tight inventory we’ve all gotten used to.
