Epic sun filled Easter weekend with our first overnight guest

A long weekend getaway to Cabo to celebrate the wedding of my friend , filled with Saxophone’s, tequila, tacos and sun.

Lots of Real Estate things - closings, inspections (I think I had 6 with ) house tours and listing prep.

āš”ļøI want to share two real stories, because this is one of the clearest examples I’ve seen of how much pricing strategy matters, and how much it can cost a Home Seller.

These were 2 homes in the same area of Cedar Mill, similar size, condition (both prepped and staged), and listed around the same time. On paper, they should have had similar outcomes. Spoiler alert: they did NOT.

The first home followed a clear strategy. We priced it just below the range I recommended at $849K, and the response was immediate. Offer on day one, five offers in three days, and we closed at $925K three weeks later with no repair concessions. Smooth, competitive, exactly how you want it to go.

The second home is one I think about often, because it’s a much harder story to tell. I spent HOURS on the phone with these sellers (Joel can confirm), walking through the data, showing how much the market had shifted and where similar homes were actually closing.

There is nothing harder in this business than giving advice I would give my own family and having it not be followed.

They chose to list at $1,050,000 based on what they paid and improvements they made, and from there we spent months chasing the market down with smaller price reductions, always behind the market.

That home sat for 236 days. I did 40+ open houses and marketed it everywhere, but here’s the truth: if the price is wrong, there is no amount of marketing that will convince a buyer to pay more than market value.

We closed at $890K. With over $55,000 in carrying costs, the impact was more than $110,000. Painful.

And beyond the financial loss, it was months of stress and uncertainty that could have been avoided.

Pricing is not a Zestimate, and it’s not based on what you want to net. It’s understanding the market and how buyers are behaving in real time.

Last year I sold 42 homes with an average 101% sale-to-list price (vs ~99% market). That difference doesn’t happen by accident.

ā˜€ļøQuick break from Real Estate to share a little about our weekend trip to Cabo. We went to celebrate the wedding of my friend Melissa and her now husband, Carlos, and boy did we celebrate! This Wedding weekend was the most fun, love filled, laugh filled and taco + tequila filled weekend of my life and I would repeat it again every month if I could.

We made amazing new friends, reunited with old friends and enjoyed 5 glorious days of perfect weather.

Thank you so much to everyone that made this weekend so special, and especially to my dear friend Melissa. Congratulations to you. So happy you found the perfect partner to do life with. ā¤ļø

✨There’s something happening in the market right now that I think buyers should really pay attention to.

The last couple of weeks have felt different.

Interest rates have moved back into the mid-6’s, there’s a lot of uncertainty in the world right now, and people are feeling it. And when that happens, some buyers pause. They step back, wait, or decide to ā€œsee what happens.ā€

But not everyone.

And this is where the opportunity is.

Last weekend, I had buyers win a multiple offer situation, and what stood out to me wasn’t just that they won… it was how few offers there were.

That home had three offers.

Three.

A month ago, I’m confident that same home would have had ten or more. Same type of house, same area, same level of demand… just a different moment in the market.

And that changes everything.

Less competition means better positioning. It means buyers have a stronger chance of getting their offer accepted, often with better terms and a little more breathing room in the process.

Now, does that mean everyone should rush out and buy right now? No.

But if the timing is right for you, this is not a moment to sit on the sidelines just because rates ticked up.

Markets shift, and windows like this don’t last forever.

The buyers who are able to stay focused and make smart decisions in moments like this are often the ones who end up in the best position long term.
