PORTLAND WEST SIDE HOME OF THE WEEK šŸ”āœØ

If you know me, you know I have a weakness for modern and mid-century modern homes.

And just when I think I’ve seen the very best Portland has to offer, I walk into a house like this and I’m completely blown away.

This is, without question, dream-home territory.

Tucked away in Vista Hills, this 1954 rambler was reimagined by Skylab Architecture and somehow manages to feel both architecturally significant and completely livable. The walls of glass, the skylights, the connection to the outdoors, the privacy, the mature landscaping… it’s all incredible.

But honestly? What I wasn’t prepared for was how much I loved the way the home was decorated.

The owner’s taste is impeccable.

I found myself studying every light fixture, every wallpaper choice, every piece of furniture, every finish. There’s a pendant light in the powder room hanging from a clear chain that I am still thinking about. The wallpaper is perfection. The entire home feels curated without feeling precious.

And then there’s the outdoor space.

I know ā€œoasisā€ is one of the most overused words in real estate, but I’m struggling to come up with a better one. Between the sauna, the outdoor soaking tub, the lush landscaping, and the complete privacy, it genuinely feels like a retreat.

This is the kind of home that makes you want to cancel your weekend plans and stay home.

And if you haven’t spent much time in Vista Hills, you’re missing one of the West Side’s hidden gems. Wide streets, mature trees, beautifully maintained homes, Washington County taxes, and easy access to both Portland and Beaverton make it one of my favorite neighborhoods.

✨This review means a lot to me. When I interviewed to list Annie’s home, not only was I up against competition, I learned she was a former Real Estate agent and knew the market well.

When I won the listing, she let me know I had suggested the lowest list price of any of the other agents, but that she trusted and agreed with my numbers and strategy. (PS Lowest list price does NOT mean lowest sale price, something she understood).

Annie’s home was stunning. New construction in Reed’s crossing that her and her husband had put time, money and attention into upgrading and caring for. With the condition, we knew the home could command top of market price, but we also understood we were up against a lot of New Construction still being built in the area. That’s one of the toughest parts of re-selling a new construction home. Until the community is sold out, re-sale homes are up against a brand new version of themselves that usually commands up to 20% more in sales price.

So, we priced the home right AND practiced a little patience. All that new construction competition also meant activity was going to look a little different. Which it did.

I stayed the course: hosted Open Houses every weekend, followed up after every showing, sent weekly recaps every Monday, continued on-line and broker to broker marketing, networked with other agents that sell in the area, and more.

After 1.5 months on the Market, we accepted a full price offer, conceded less than $700 on repairs, and closed 23 days later.

✨One of the biggest things I see Sellers underestimate is how quickly buyers form an opinion about a home.

Most people assume buyers are walking through a house evaluating square footage, floor plans, bedroom counts, and finishes. Those things matter, of course, but what surprises many sellers is how much buyers are deciding based on how a home feels in the first few moments.

Before they’ve seen every room, they’re already noticing the smell, the natural light, the cleanliness, the lighting, the landscaping, the clutter, and whether the home feels cared for. Most of this happens subconsciously, but it has a huge impact on how buyers perceive value and how excited they become about a home.

This is exactly why I spend so much time helping my Portland-area sellers prepare before we ever go on the market. Open the blinds. Remove heavy curtains. Deep clean the windows. Make sure every lightbulb works and matches in color. Power wash the front walkway. Add fresh bark dust. Fix the loose handle. Re-caulk the bathroom. None of these things are usually expensive, but together they completely change how a home feels both online and in person.

In today’s market, where buyers are more selective and interest rates remain elevated, preparation matters more than ever. Your online photos are often the first showing your home receives, but once buyers walk through the front door, the in-person experience still has to deliver.
