When I talk to first-time buyers, the same concerns come up over and over again.

“How do I know what I can actually afford?”
“How do I choose the right lender?”
“What happens if I’m competing against other buyers?”

Most people aren’t avoiding homeownership because they don’t want it — they’re avoiding it because the process feels overwhelming and unfamiliar.

What I’ve seen is that buyers tend to feel much more confident once they have the right information, realistic expectations, a trusted lender, and someone guiding them through the process step by step.

A good buyer’s agent doesn’t pressure you into decisions. They help you understand your options, navigate the market, and make informed choices that make sense for your situation.

Okay, I finally went to Elka Bee's Coffee Haus in Wilsonville...and I have feelings. ☕😄

The turkey cranberry croissant sandwich? Incredible. The iced dirty chai? Life-altering. I went in expecting a cute little coffee stop and came out a full fan.

One of the biggest misconceptions about real estate agents? That we’re just there to open doors.

In reality, a big part of the job happens behind the scenes — helping buyers understand market conditions, identifying potential red flags in homes, recommending trusted local lenders, and helping clients make informed decisions throughout the process.

A home purchase isn’t just about finding a pretty kitchen or good curb appeal. It’s about making sure buyers feel prepared, protected, and confident every step of the way.

The winter is the price of admission.

I grew up here. I have seen every season this valley has to offer.

And June is still the one that gets me every year. It’s the start of summer and I just start feeling really alive again.

U-pick strawberry farms with rows that go further than you can see. Farm stands overflowing with produce that was growing this morning. Blue sky over green fields. Mt. Hood sitting there like it owns the place.

People who move here from out of state always warn their friends about the rain. They talk about November and the gray that settles in from about Thanksgiving through March.

And they are not wrong about any of that.

But here is what they always follow up with: “Just wait until summer.”

Because this is what they mean!

They’re enchanted by low humidity and long evenings. Our summer temps that are warm without being brutal.

Strawberry season bleeding into blueberry season bleeding into peach season. Farmers markets that feel like a weekly celebration. The kind of summer that makes you feel like you actually live somewhere worth living.

People always ask me if the winters are hard to adjust to.

My answer? Talk to me again after your first July.

The gray blahs of winter is the price of admission. And from what I see every single June, most people will tell you it is worth every cloud.

It’s just so awful…

…awfully amazing.🌟

Not every place or space is for everyone, and that’s ok. You can judge an entire state by a few headlines in the news, or you can drive outside of town and find some of the most incredible places.

Living in the North Willamette Valley, you’re in the middle of it all. It’s an easy drive to wine country, the coast, the mountains, the high desert…and it can all be seen in a single day (it would be a long one, but a fun road trip).

I’ve lived here my entire life (aside from a brief freshman college year in Helena, MT). It’s easy to take this place for granted. We’re not without our challenges, but in many ways it’s hard to beat the views and feast for the eyes that we have here.

If you've seen headlines this week about credit card and auto loan defaults...you're not imagining it. Those numbers are genuinely at 2008 levels.

But here's what the headlines are leaving out.

HousingWire analyst Logan Mohtashami published a deep dive today showing that homeowners are in a completely different financial position than renters right now. Foreclosures and bankruptcies are still below pre-pandemic levels. Mortgage borrowers have had strong FICO scores for 15 straight years. New listing data since 2013 has never shown seller stress.

The data and the drama are two very different things!

For the record: I truly believe you could be happy in either town (or many in this area, but Canby and OC are just a couple examples!). It really just comes down to your lifestyle and what your ideal day-to-day actually looks like.

Now, the stories...

1️⃣ “We want more space, a slower pace, and we want our kids to grow up outside.”

They were done with living in the city and wanted space. They chose Canby.

Bigger lots, newer construction options, the beauty of the Willamette Valley right outside your door. But I’ll be honest with you: Canby is still growing into itself. If you need a lot of diverse dining options within walking distance, you will find yourself driving to Wilsonville or Oregon City (or elsewhere) more than you expected.

These folks were totally fine with that. They love it there.

2️⃣ “We want walkability, more going on, but we are NOT going back to Portland.”

They chose Oregon City.

They were enchanted with the cute historic downtown, great restaurants, and stunning bluff views of Willamette Falls. But I was honest here too. Oregon City has more traffic than people expect (oof…the Abernathy Bridge, for example) and knowing which neighborhoods fit your life is important.

3️⃣ “We moved from California because we kept saying ‘this isn’t the childhood we want for our kids.’”

These folks weren’t looking for a price point. They were looking for a feeling, so to speak. Where could they find the “go outside and don’t come home ‘till dinner” childhood that many of us grew up with?

That “play outside until the street lights come on” place was right there. The feeling they were seeking was found, and they’re so excited to explore their new home town.

It's Summer 2021. Peak market. Multiple over ask offers. The craziest real estate market in history.

If you bought around that time, you probably know the feeling. And then the market shifted, rates climbed, and a lot of people in that situation decided they were just stuck.

These two weren't ready to accept that.

Life had changed. Their family was growing. They needed more space, a real garage, and to be closer to the people who matter most. Silverton was their start, but it was never meant to be their forever home.

We spent time getting the home ready before we listed. The prep work that's easy to skip and costly to ignore. We listed in mid-November and closed at the end of January. For an Oregon winter market, that's moving fast!

On the buy side, we negotiated closing cost assistance that let them buy down their interest rate and make their new payment actually manageable in today's rate environment.

They came out of Silverton with enough to move and purchase in Milwaukie. It was perfect: an oversize garage, a real yard, room for a growing family, closer to the people they love, and a home with good bones and room to make it their own over time.

If you bought in 2021 and you've been thinking you're trapped in your home because of your rate or what you paid, it might be worth having a real conversation about your options. Every situation is different, but a lot of people are surprised by what's actually possible.
