Here are 5 things I will NOT do as a realtor:

1. I will NOT price your home based on third party website estimates. That AI platform has no idea about your custom kitchen reno job or the fact that neighbours house smelled like cat p**s. Automated estimates are marketing tools, not pricing tools.

2. I will NOT agree on price at the listing appointment. Markets change daily. l’ll give you a range, then do a fresh analysis 2 days before we go live. Things can change from appointment to listing date. It’s about being accurate.

3. I will NOT ignore the little fixes that I think need to be done before we list. Something small to you will look like big extra expenses for the buyer, lowering their offer price.

4. I will NOT leave you high and dry on media day. Those photos need to be perfect which is why I’ll be there shoving your toothpaste tube and wet bath matt in a cupboard so we get the perfect shot.

5. I will NOT lie to you about what I think your home is worth, even if it’s not what you want to hear. My job is to know what the market value is, meaning what a buyer will pay for it so your home sells…not stalls.
