Our whole lives we’ve been told that you have to put 20% down to buy a home, but it’s not true! Mortgage financing has evolved in so many great ways and one is the ability to put a fraction of that amount down to get into a home. In some cases, no money down is necessary. We did it! My friends, Jayson, Whitney, their adorable baby Rex, and Remy Dog are finally in their new home!

They were looking for a place in the Beaverton area to expand their family. After many home tours, weekends at open houses, and rejected offers, we finally got them into a home they love.💕 (And they had super strong offers the whole time!) It just goes to show that some markets still have that 2021 feel.

Get in losers, we’re going house hunting. Oh wait, I already found the cutie for you!

Let’s use the Oregon Flex program I’ve been talking about:

List Price: $409,000
Or Flex assists with 5% of home price: $20,459.
3.5% of this goes towards your down payment, the remaining 1.5% helps with closing costs. If you ask for $10,000 in credits because, you know, the house has been on the market for a few weeks, we’d use it for a temporary buy-down and the rest of closing costs.

Offer price: $409k with $10k in credits
Down payment: 3.5% = $14,315
Closing costs estimate: $12,000
1.5% (remainder of assistance) = $6135
$12k - $6135 = $5875 left to pay out of pocket at closing. Oh but wait we have some left over from the credit.
$5875 - $3000 =$2,875! The amount of actual cash you will need to come to the closing table with.

Now for the monthly payment with the temporary buydown:
Year 1: $2509/mo
Year 2: $2738/mo
Adjust to OG rate at year three or refinance to lower rate. Final price in year three once adjusted: $2988/mo

The downpayment assistance will become a second mortgage that you can expect around $120-$150. So instead of having to wait and save your down payment, you get a house now, and pay it back in small increments. You could gain $15k-$30k in equity during that time, versus missing out on it.

Get the gang together, it’s time to buy a fourplex.

This property is a great opportunity for an investor or a group of friends that all want to own, but maybe can’t on their own.

FHA allows you to put down only 3.5% on a duplex, triplex, or fourplex, with a FICO score of 580 or above. You can even use 75% of the estimated rental income to qualify for the property. The only caveat is it has to be your primary residence for atleast a year.

Property info for you:
Price: $899,000
That’s a cost of $225,000 per unit. Two of the units are 2 beds, 1.5 bath townhomes. The other two have 2/1 with garden access. Not to mention amenities renters want; garages, parking, fireplaces, In-unit W&D hookups, dishwashers, disposals, sliders w/ patios.

Price: $899,999
Down payment 3.5%: $31,500
$6685/month for all four units.

So you could rent each unit out for $1650 minimum, and cover 75% of the mortgage. Spend $5000 per unit doing some cosmetic upgrades, and that could go higher.

I am amazed every day at the women I see in my life and across the globe paving the way for an equitable tomorrow. Women bring a much needed element to the patriarchy’s table. But are working to dismantle it and build a new table.
