My client lives on the coast and her daughter will be starting as a student at OHSU in the summer. 1BR apartments in the S Waterfront rent for around $1800 with parking. Over 2 years, that's $43,000 in rent...not insignificant.

Instead of renting, we found a condo in the John Ross, a very solid building in the S Waterfront, that we were able to purchase for $100k less than the seller had paid in 2023. This was the lowest price per square foot sale for a high floor 1BR unit in the building in years.

Her daughter will use the condo for school to save on rent and the family will keep it as a rental once she'd done.
